Geneseo blends history, lake life and university energy

Settled in the hills of Livingston County and bordered by the Genesee River, Geneseo is a multifaceted town that includes the village of Geneseo and several smaller hamlets. The town has strong agricultural roots, but today it’s better known as the home of the State University of New York College at Geneseo, or SUNY Geneseo for short. “It’s right in the village and that’s kind of the pulse of the town,” says Matthew Sharman, a resident and Realtor with Empire Realty Group and one of the top agents in the region. The community offers diverse housing options, shopping and dining in town, and ample outdoor recreation on the lake and nearby Letchworth State Park. “If you want community, culture and even a little bit of country, you have all three with Geneseo,” Sharman says.

Walkable village homes, rural acreage and luxury lake houses

The housing stock ranges from 19th century Victorian homes in the heart of the village to ranch-style and split-level homes built after the 1950s outside the historic core. Sharman says the unique architecture informed his decision to buy. “I like renovating and this was my biggest renovation so far. We love it,” he says. “We’re right in the village and it’s highly walkable.” Rural homes sit on multiple acres, some with room to hunt, and the west side of Conesus Lake is lined with waterfront cottages and luxury properties. The university also contributes to a strong rental market. The community has a median price of about $300,000, on par with Livonia, but lakefront estates can cost up to $2 million.

Education options range from pre-K to college degrees

Kids may attend Geneseo Elementary School, graded B-minus by Niche, before heading to the combined Geneseo Middle/High School, rated B. A few miles outside town, Genesee Country Christian School is a private option for students in pre-kindergarten through sixth grade. It’s currently unrated by Niche.
SUNY Geneseo offers more than 60 undergraduate programs. “A lot of the student population is from downstate, like New York City or other cities, and a lot of people hold Geneseo close to their heart because it’s not like where they grew up, and they come back to raise their families,” Sharman says.

Outdoor fun at Conesus Lake and scenic Letchworth State Park

Conesus Lake is a year-round recreation destination. Anglers can cast a line no matter the season — there’s an active ice fishing scene and a yearly ice fishing derby — and water sports, boating and swimming are popular during the summer. Livingston Country Club’s 18-hole course is open to the public. “If you venture out a little bit there’s great horse country, so there’s a lot of equestrian opportunities and places to ride or store your horses,” Sharman says. Letchworth State Park, lauded as the “Grand Canyon of the East,” is 10 minutes away and features hiking trails with striking views of gorges and waterfalls. Just outside of town, the National Warplane Museum offers tours and is known for its annual air show in July.

Main Street offers local dining near the university campus

Geneseo has multiple grocery stores, including Wegmans, Walmart and Aldi. “It’s kind of a stopover point for people who need things from other areas,” Sharman says. “You get that local boutique shopping in the village on Main Street and big box stores if you go a few minutes outside the village.” Strange Design Public House, the city’s first brewery, operates out of a restored 1850s building, and Village Tavern is a beloved watering hole known for its smoked wings and cozy atmosphere inside an early 1800s inn. Students can easily walk from the university to the downtown area to grab a bite. “There are some great places, like the Big Tree Inn is right downtown,” Sharman says. “There’s a borderline famous pizza place called Mama Mia’s, they do thin-style New York City pizza and it’s fantastic. There’s a sub shop called Aunt Cookies. Those are mainstays that have been there for 40 years at least.”

Fireworks and flares light up Conesus Lake every July 3

The historic Wadsworth Homestead hosts events throughout the year, including the Live from the Homestead free summer concert series and the Genesee Valley Hunt Race, a tradition for more than 120 years. The agricultural bounty of Livingston County is on display during Geneseo’s weekly farmer’s market, which runs from June through October. Rather than celebrating Independence Day on the Fourth of July, locals kick off festivities on the third with the Thrill on the Hill fireworks show and the annual Ring of Fire. Locals line the shores of Conesus Lake and light flares, creating a blazing ring around the water.

Interstate 390 and bus routes connect Geneseo to nearby cities

Nearby Interstate 390 can get drivers to Rochester and Frederick Douglass Greater Rochester International Airport less than 40 miles away. Regional Transit Service (RTS) Livingston operates regular bus service to SUNY Geneseo and a limited morning route to nearby communities. Noyes Health Services and Rochester Regional Health operate urgent care centers in town, but the closest emergency room is about 20 miles away at Noyes Memorial Hospital in Dansville.
