Located right next to the heart of Gilbert and only 30 minutes from Phoenix, the Arizona neighborhood provides residents with easy access to everyday necessities. “East Gilbert is an up-and-coming area with a lot going on,” says Gilbert resident and real estate agent Tyler Blair of Legacy Real Estate Team. “There are a lot of people moving to Gilbert in general for the area’s family-friendly feel, parks and safety.” Gilbert was ranked the second safest city in the nation in 2023.
Centrally located to shopping and dining
The neighborhood features a selection of restaurants alongside everyday shopping options. Residents have access to Albertsons and Fry’s Food Stores for regular grocery trips. Casual chain restaurant options are also nearby, including Denny’s, Wendy’s, Domino’s Pizza and Taco Bell. Plaza and Val Vista Towne Center each feature a variety of stores and restaurant options, such as Midnight Taco and Port of Subs, which is known for its 2-foot subs. On East Gilbert’s west side, JP’s Comedy Club boasts “the funniest comedians” and is often lauded for its comfortable environment. For a wider range of stores and restaurants, folks head to downtown Gilbert. “Downtown is filled with a wide variety of dining options,” Blair adds.

East Gilbert consists of mostly Spanish and ranch-style homes, highlighting its Southwestern setting while preserving a traditional suburban feel. Still, residential options run the gamut in both size and price: starter homes may list for $400,000, while luxury properties with ample acreage fetch up to $5 million. “That’s the beauty of Gilbert,” Blair notes. “You have a wide range of housing for whatever you’re looking for.”

East Gilbert offers a mix of parks, each catering to different needs and interests, with many nestled conveniently between homes for simple community access. “Anywhere you turn, there will be a park within a few miles’ radius,” Blair says. Crossroads District Park offers an expansive property featuring soccer fields, baseball diamonds, an indoor ice rink and the Crossroads District Park Lake. Finley Farms-Mesquite Park, Val Vista Place Park, Palomino Creek Park and Neely Commons Park offer more intimate park options — often within smaller subdivisions of the neighborhood.
Family-friendly community events
Plenty of events throughout the year in the Gilbert region bring the community together, including the town’s Fourth of July celebrations. The Western Skies Golf Club is also known beyond the neighborhood and attracts residents from the broader Gilbert-Chandler region.
Strong academics at Gilbert Public Schools
Students in East Gilbert attend Gilbert Public Schools, which Niche ranked eighth best in Arizona school districts. Finley Farms Elementary serves prekindergarten through sixth grade and earns an A-minus overall score. Kids advance to A-minus-rated Gilbert High School for seventh through twelfth grade.
