North Gulfport offers lower home prices near the beach

North Gulfport is near the airport, the beach and Interstate 10 on the west side of Gulfport. Residents, despite their proximity to urban amenities, enjoy a suburban atmosphere, complete with mature water oak and sweetgum trees. The neighborhood, where over half of the residents rent rather than own their homes, comes together at local churches and community centers. “It’s an area of Gulfport where there is still a lower price point – attainable for first-time homebuyers,” says local Philip LeBlanc, Realtor with Coldwell Banker Commercial Alfonso Realty. “If you’re looking for sub-$100,000, entry-level investment properties and fixer-uppers, it’s a great area for that, too.”

Modest cottages and ranches often under $220,000

Sale prices roughly fall between $45,000 and $220,000. The neighborhood has a variety of modest, starter homes, many featuring midcentury charm. Beyond the vintage look, classic Minimal Traditional architecture is the dominant style across North Gulfport’s cottage, ranch-style and manufactured homes. The coastal Gulfport region is vulnerable to hurricanes, the season ranging from June 1 to November 30. Additionally, Turkey Creek and several of its tributaries run through the neighborhood. Surrounding properties, within or touching special flood zones, will require flood insurance for federally backed mortgages.

High schoolers can earn college credit through Middle College

Gulfport School District has an overall A on Niche. North Gulfport Elementary & Middle School earns a B-minus, and Gulfport High School receives an A. Thanks to the state’s Middle College program, high school students can dual enroll at Mississippi Gulf Coast Community College’s nearby satellite campuses, earning their diploma and an Associate degree at the same time.

Monthly meetings and annual breakfasts foster connection

The Gulfport Civic Club was established in 1958 and welcomes all new residents to its monthly meetings, sometimes held at the Isiah Fredericks Community Center, which has event space as well as a small outdoor park with a splash pad and playground. The Good Deeds Community Center, on the neighborhood’s east side, recently hosted the civic club’s 24th annual community breakfast, featuring a homestyle menu of eggs, bacon, grits, biscuits and other Southern favorites. The neighborhood also has East North Gulfport Park, featuring a playground, basketball courts and more. Nearby, 30th Street Park offers similar amenities. Jones Park is also close. The 60-acre park is less than 5 miles away, next to the city marina and municipal beach where boaters set sail, anglers cast lines and beach folk watch the waves.

Food, fashion and essentials less than 5 miles away

Dining options are close to home on U.S. Route 49, which runs through the center of the neighborhood, connecting residents to eateries like Claw Daddy’s. The seafood spot is a family-owned staple, popular for its house-made seasoning as it has been for over 30 years. Father up the road, bix-box shopping is available at Walmart, The Home Depot and At Home. Wrangler, Coach, Bloomingdale, Aéropostale and other famous brands have outlets off of Factory Shop Boulevard, just 2 miles away.

Airport, hospital and highway access are all close by

North Gulfport’s proximity to the Gulfport-Biloxi International Airport, less than a mile away, is convenient for frequent flyers. U.S. Route 49 is the main way in and out of the neighborhood, connecting to Interstate 10 about 2 miles north. The closest hospital, Singing River Gulfport, offers 24-hour emergency care less than 5 miles away.
