Varied housing with established properties and newer developments
East Oak Hills primarily features single-family homes on one-acre or larger lots, often in ranch-style or contemporary designs suited to the desert climate. Many established properties include outbuildings, horse facilities, or workshops, with prices generally ranging from about $350,000 to $700,000 – though some palatial estates can sell for over $1 million. In recent years, newer subdivisions have appeared with slightly smaller lots and more uniform floor plans, still incorporating similar designs and going for similar prices. “It’s a real mix of old and new as far as style and build goes,” says Dearing. “But the one constant is the space – just about every home is sitting on at least two acres, and a lot are on five acres.” Because of nearby wildfires, homes in the area usually cost more to insure.

Oak Hills High School earns accolades in academics and athletics alike
The Hesperia Unified School District serves families in East Oak Hills. Elementary students often attend Mesquite Trails Elementary School, which goes through 6th grade and earns a B from Niche. Seventh and eighth graders may then attend C-plus-rated Cedar Middle School. High school students can finish up at Oak Hills High School, which is right in the neighborhood and earns an A-minus. It features a wrestling team that has earned multiple state championships.

Go for a ride
The neighborhood’s High Desert location supports an active outdoor lifestyle. Dirt roads and unpaved paths encourage hiking, horseback riding, and off-road exploration. “That’s arguably the main appeal for many people in the area,” says Dearing. “The ability to just head off on your horse or bike and ride for miles uninterrupted.” Hesperia Lake Park, about 10 miles east of the neighborhood, offers fishing, picnic areas, and desert wildlife viewing. Maple Park is in the neighborhood and is a hot spot for soccer. Mojave River Forks Regional Park provides camping, equestrian trails, and access to the Mojave River corridor. People also enjoy simply going out at night and gazing at the stars, which made all the more spectacular with minimal light pollution and abundant open space. The neighborhood has a CAP Crime Index score of 2, which is below the national average of 4.

Peaceful surroundings but plenty of amenities nearby
The closest grocery store, Stater Bros. Market, is about 10 miles away in Hesperia. Chain restaurants such as Texas Roadhouse are in and around Hesperia just down the road, while the Outpost Cafe is a community staple serving classic comfort food in an old-school setting. Residents often travel to Victorville for more extensive shopping or dining, where places such as The Mall of Victor Valley feature a variety of brand-name retailers and more places to grab a bite.

Interstate 15 links East Oak Hills towards Riverside or San Bernadino and, with longer travel times, parts of Los Angeles and Orange Counties. Traffic is typically better than in some of its more urban neighbors, but it still largely depends on the time of day. The Victor Valley Transit system has buses that reach the northern border of the neighborhood. Ontario International is the closest airport, about 35 miles south. Desert Valley Hospital is about 10 miles to the north.
