Whether it is the rows of local walnut trees or the festivities of the community’s annual Fruit and Nut Festival, Hughson is defined by agriculture. The city was first founded as a large grain ranch in 1882 and modern residents continue to grow almonds, walnuts and peaches in the fertile Central Valley. This small farm town of less than 10,000 people is out of the way of the bustle of Modesto, while still offering a historic downtown, a celebrated school system and a boom of new houses amongst welcoming neighbors. “Hughson is a small-town community. Everyone knows each other, and we help each other out. You’re involved in everything, and you can trust people,” says Robin Sexton, a broker associate with Keller Williams Property Team and a lifelong Hughson local.

Hughson has seen a recent boom of developments such as The Heritage at Parkwood, which is filled with newly built homes with Spanish Revival details like tile roofs and stucco exteriors. In addition to this construction, the community also has some midcentury ranch-style and craftsman homes. Residences of all kinds make up well-organized neighborhoods with neat sidewalks and streets that are lined with flowering bushes and live oak trees. Most 3- or 4-bedroom homes range from $450,000 to $650,000, but Hughson also has several smaller, 2-bedroom properties that cost around or under $300,000. “Houses are priced right, and they don’t sit because they’re wanted so much,” Sexton says. “People who want a small town are looking here, so houses don’t sit on the market longer than 7 days.”

Drive down Sante Fe Avenue or hop on StanRTA
For local drivers, Sante Fe Avenue is a major road through the area that connects Hughson to the southern part of the Central Valley. There are multiple StanRTA bus stops on East Whitmore Avenue, Euclid Avenue and Fox Road, and the bus system has daily routes throughout the Modesto and Ceres areas.

Historic downtown Hughson has local restaurants for every craving. Agave Azul on East Whitmore Avenue is known for its signature cocktails and a made-to-order menu of tacos and burritos, while Golden Bowl on Hughson Avenue has classic Chinese favorites like meat and vegetables over rice and noodle dishes. Just down the street from Golden Bowl, Slick Fork BBQ and its spinoff restaurant Ranch Hand serve up “classic Texas BBQ” in the middle of California, with low-and-slow cooked sausage, pulled pork and brisket.
Hughson residents can pick up everyday needs at shops like Dollar Tree on East Whitmore Avenue or La Perla Tapatia on Hughson Avenue. Big-box grocery stores like Walmart are in neighboring Ceres, less than 5 miles away. Shoppers can also pick up some of the fresh produce from local farmers at The Hughson Farmers Market, which is open on Hughson Avenue and Charles Street every Thursday from May to December.

Native plants bloom at Hughson Arboretum
Rolland Starn Park on Tully Road is a local favorite gathering place, where visitors can cook up a storm on a rented grill or enjoy the attached walking trail. Across town, Fontana Park on Thomas Taylor Drive is Hughson’s newest park and is built alongside football, softball and baseball fields, as well as the Deputy Dennis Wallace Soccer Fields. Hughson Arboretum and Gardens is right next door to Fontana Park on Euclid Avenue. This arboretum is dedicated to preserving native trees and plants and has several walking paths through the carefully planted gardens. Fox Grove Park on Geer Road is just north of Hughson and provides access to the Tuolumne River, which visitors can use for boating, swimming and fishing.
