Ravenswood is a quaint waterside neighborhood with a rural, homegrown feel 10 miles north of downtown Indianapolis. Bordered on two sides by the White River, Ravenswood was a riverside resort community in the early 1900s. Every year, it attracted thousands of city dwellers who wished to spend their summers swimming, fishing and boating. In the 100-plus years since, it’s transitioned from a seasonal hotspot to a year-round residence for those who like living by the water. “It’s a desirable area for many, many people,” says local real estate agent Bob Kincaid with Kincaid Realtors. “Quite a mix of people – from younger buyers looking for something less expensive to older buyers who are comfortable with conserving some cash – are drawn to living in Ravenswood.”
Sturdy, reliable homes along the White River
Home prices are a significant draw to the neighborhood for many, with some houses and lots valued at less than $100,000, although most cost between $200,000 and $300,000. These include modest, single-level cottages and classic bungalows, many built in the 1940s and ‘50s, though some have been standing for over a century. Houses are often set on lots covered with mature trees that provide plenty of shade. The area has no sidewalks, but the quiet neighborhood streets make it easy for residents to stroll through the community. The size, value and condition vary greatly from house to house in Ravenswood; some bear signs of flood damage, while others have undergone refurbishments or were built more recently. While flooding has historically affected the neighborhood, current residents are pursuing long-term solutions with city officials and other organizations.

Some of Indianapolis' best shopping
Two large shopping centers are within easy reach: Glendale Town Center, an open-air mall 2 miles to the south, features Target, Ross and other major retailers. The Fashion Mall at Keystone, boasting luxury brands like the Apple Store, Nordstrom and Saks Fifth Avenue, lies 3 miles north. Directly to the south of Ravenswood is Broad Ripple, one of Indy’s foremost destinations for culture, nightlife, and locally-owned cuisine. Residents can choose from popular restaurants in Ravenswood or nearby Broad Ripple for a night out. “Capri Italian Restaurant is a popular spot, and Luciana’s is a nice Mexican restaurant,” says Rick Elson, a broker/Realtor with Century 21 Scheetz who has sold multiple homes here. Luciana’s is a colorful Mexican restaurant known for its margaritas and chimichangas. For more Mexican flavor, locals enjoy Indy Tacos on East 54th Street. This spot was voted as the best taco spot in the city in 2018 by the Indy Star, and is known for its mole tacos. Capri is located just east of the neighborhood on Ruth Drive. Residents enjoy the ambiance of the stone fireplace as they dine on traditional veal Italian dishes. Residents can also choose from fast-food options like Dairy Queen, McDonald’s and Starbucks. There is a Kroger just east of the neighborhood on East 65th Street and a Walmart nearby for more household items.

Highly rated Washington Township schools
Students might attend Clearwater Elementary School, Northview Middle School and North Central High School, each about a 2-mile drive from the neighborhood. Clearwater is rated a B-plus by Niche, while Northview receives a B-minus, and North Central receives an A overall rating. North Central High serves approximately 3,700 students with a student-teacher ratio of 16-to-1. Students can enroll in an International Baccalaureate program or Advanced College Project. ACP allows students to take college courses in calculus, literature and world languages through Indiana University. North Central is also known for its thriving music program, which has won several state titles in concert band, orchestra and choir.

Popular parks on the White River
Fun on the river is easy to enjoy in Ravenswood. Public and private docks, beaches and boat launches can be found around the northern and western sections of the neighborhood, including Ravenswood Overlook Park. Here, visitors can enjoy a picnic with peaceful views of the water or set sail on their kayaks, canoes or paddleboards. For large gatherings, residents can rent the area’s only tiered paddle wheel boat from Broad Ripple Boat Co. for four-hour excursions with up to 60 passengers. Outdoor and social activities aren’t limited to the water, however. The nearly 12-acre Riverwood Park lies in the heart of the neighborhood, offering a picnic shelter, basketball court, playground and spray ground. It’s also home to the Indianapolis Impalas rugby team, which hosts open practices at the park during the fall. Two long-running social clubs operate in Ravenswood: White River Yacht Club, which has hosted dinners, live music, boat and car shows, and more since 1938, and Northside Events Center, where members can enjoy weekly raffles and bingo nights, as well as Friday pool parties during the summer.

Centrally located in Washington Township
Ravenswood’s location makes it easy for residents to get around. “It’s centrally located in Washington Township near the White River and close to Keystone at The Crossing. The location is the main appeal,” says Elson. Downtown Indianapolis is just 10 miles south of the neighborhood along Keystone Avenue. The road will also take residents 3 miles north to Interstate 465, which loops around the city. Several bus stops along Keystone Avenue exist for residents who prefer public transportation.

We love it here. We've been here since 2011. My son and his family are close by. Neighbors helping neighbors is always happening. I had a tree split and was sitting on my fence. Before I could call someone to remove it, my neighbors were cutting it up and hauling it away for me. It's like this all the time.
