High-demand homes of Turtle Rock
Lucy Di Profio says homes in the neighborhood are a hot commodity. “It’s a place where people want to put their roots down,” she says. “The neighborhood is a high-demand area with very little turnover. The homes don’t just retain their value — the value has skyrocketed over the years.”The homes of Turtle Rock are older, from 70s California ranch-styles to Mediterranean mansions. The neighborhood was primarily built in the 80s, but a few 90s Modern Traditional homes are scattered throughout the neighborhood. Turtle Rock Prices start at under $900,000 for smaller homes, but houses featuring pools, multi-car garages and spacious yards sell for millions. Properties in the neighborhood sell for a median of $1.2 million, but homes with thousands of square footage and amenities like pools and updated appliances can climb past $5 million.
The neighborhood was fully built out by the '90s. While land in Irvine is now at a premium, the developers built the neighborhood when larger yards were accessible. Although most front yards are more compact, making it easy to visit neighbors on foot, back yards are larger than can be found in other neighborhoods. There are no new builds in Turtle Rock, but it is common for buyers to purchase a home for the plot, and rebuild a home on the existing yard.
Community parks and hiking trails
Turtle Rock residents are always close to parks and hiking trails. Public green space spread across the neighborhood, carving through the residential grid and providing recreational space for adults and children alike. The ratio of homes to parks creates ample shaded areas to lounge under a tree or take a walk on a dirt path only feet from a home's back door. The city of Irvine strives to provide recreational space for all neighborhoods, but most parks are simple spaces with play equipment and picnicking pavilions. The neighborhood's most popular park, Turtle Rock Community Park, provides community centers, sports courts and play equipment. Outdoor enthusiasts enjoy hiking trails. Quality schools draw in families. “Parents want to put their kids in those schools,” says Di Profio. “The schools are fantastic. They’re one of the main draws.” Niche ranks Irvine Unified School District A-plus, and each school neighborhood children attend has an A-plus rating. Kids begin school at Turtle Rock Elementary School or Bonita Canyon Elementary School. Students proceed to Rancho San Joaquin Middle School and graduate from University High School.University High School is ranked the 10th best public high school in California by Niche and students consistently perform well in programs like the National Merit Scholarship Program, the Siemens Foundation Awards Program and the Robert C. Byrd Scholarship Program. The school is also home to the Orange County Deaf and Hard of Hearing program.
The University of California, Irvine, is right next door to the neighborhood. The university scores an A-plus on Niche and is considered one of the top schools in California and in the country. Niche ranks it as America’s 13th-best public university. Another option even closer to home Concordia University Irvine, rated B-minus, is situated in the northernmost curve of the neighborhood.

Tanaka Farms hosts annual events
Turtle Rock itself is a smaller community, but it offers many exciting amenities. The neighborhood’s Tanaka Farms hosts a full calendar of seasonal events, from a Halloween pumpkin patch to a Spring Harvest Festival. Eight miles away, Orange County Great Park hosts a summer concert and movie series. The city of Irvine operates events and classes out of Turtle Rock Community Center, from cooking and art classes to adult fitness programs to sports lessons for residents of any age.Easy access to Irvine
Residents will need a car to access the rest of Irvine and Orange County. The neighborhood is ringed by thoroughfares connecting the community with outside neighborhoods and providing easy access to Interstate 405. Downtown Irvine, less than five miles away, can be reached in 10 minutes depending on traffic. Newport Beach is 11 miles from the center of the neighborhood and can be reached in under 30 minutes.Nearby neighborhoods provide plentiful shopping and dining
While there are no restaurants within the small suburb, the adjacent communities are full of options. “There’s not a commercial area,” says Di Profio. “But everything you need is within a five-minute drive.” The neighboring university cultivates a diverse food scene, so residents are only minutes away from a mix of fast and casual dining options spanning many popular cuisines.Since the 1980s, Tanaka Farms has provided Irvine with fresh produce. The farm’s facilities are on the northeast edge of Turtle Rock, making it easy for residents to visit and purchase farm-fresh goods. An Albertsons grocery store is just west of the neighborhood, providing residents quick access to essentials. More shopping can be found in the neighboring community, Rancho San Joaquin, like Wholesome Choice supermarket.
Crime in Turtle Rock
Turtle Rock is a mellow area with very little crime. The neighborhood scores one out of ten on the CAP Index Crime Score, compared to the national average of four out of ten. It has low crime scores across property and violent crimes.
