Housing choices and pricing in Pecan Park
"There is a lot of development being done around Pecan Park. Despite the rising interest rates, you still see a lot of activity," says Bonnie Siecker, broker and owner of Dames Point Realty. Subdivisions like Hudson Grove and gated Pine Lakes have contemporary townhomes and single-family houses. Many homes built after the early 2000s are inside deed-restricted developments managed by a homeowners association. The area is still growing, and more than half of recently sold homes were built in the 2020s. Cedar Creek and Landings at Pecan Park have HOAs and new, move-in-ready homes. Newer builds and other 21st-century homes typically sell between the mid $200,000s and the upper $400,000s. HOA fees are based on the development; Lexington Park has fees of about $800 per year, while costs for Pine Lakes can vary, depending on whether a homebuyer opts for extra amenities.
It's also common to find newer builds outside the planned developments, next to much older houses. Pecan Park has sections of midcentury ranch-style and manufactured homes. "Our agency has found older homes in that area that can be $100,000 lower than the [overall] price point for the city," says Nathanael Riggs, a broker and co-owner at Someday Homes Realty & Construction with years of selling experience. These homes can sell between the lower $100,000s and the mid $400,000s.

Pecan Park travelers easily access interstates and the airport
Drivers use Interstate 95 and Interstate 295 to get around the city. Exit 366 gives access to I-95, and multiple interchanges connect to I-295 in the area. "Some people want to be able to reach Riverside or Downtown/Riverfront but don't want to live so close to the city," says Riggs. "It's only [about] 30 minutes from St. Johns Town Center, and you can get to Fernandina Beach in [about] 30 minutes." Jacksonville International Airport provides multiple nonstop flights to major cities. Some locals may notice aircraft activity and noise because of the nearby airport.

Where Pecan Park locals go for work
Warehouses and industrial spaces are between International Airport Boulevard and I-95. Plans are underway to expand and renovate Amazon's JAX 2 fulfillment center off Pecan Park Road. Commuters reach downtown in about 20 minutes when traffic is light, but I-95 can often become congested. Riggs says that the neighborhood's location attracts active-duty military personnel and their families because it's somewhat central to regional military bases. Jacksonville Naval Air Station and Mayport Naval Station are generally a 30- to 35-minute car ride away. New healthcare facilities in the area include the Jacksonville North Outpatient Clinic for veterans and UF Health North.
Where to shop and eat in Pecan Park
River City Marketplace contains over 80 retailers, including Walmart Supercenter, BJ's Wholesale Club and Best Buy. The outdoor shopping mall has a mix of homes and local eateries, like Green Papaya. Another one of the area's main attractions is the Pecan Park Flea and Farmers' Market. The space has several vendors selling fresh produce, second-hand items and vintage décor. The market also includes a small alligator farm. Shoppers can choose between a Publix supermarket on Duval Station Road or a newer location off New Berlin Road. Other neighborhood restaurants include La Catrina Tacos & Tequila Bar, Bono's Pit Bar-B-Q and KT's Pizza.

Things to do outside in and around Pecan Park
The area's many HOAs often provide residents with amenities such as community pools, private tennis courts and playgrounds. Seaton Creek Preserve Park is a public wetland area with a kayak launch and trails for equestrians, cyclists and hikers. The community is also home to the Catty Shack Ranch Wildlife Sanctuary, which provides tours and nighttime feeding events for its lions, tigers, bobcats and other animals. Tom Marshall Park hosts youth baseball and softball games managed by the Oceanway Sports Association. There are athletic courts, a dog run and a seasonal pool at the nearby Oceanway Park.

Public school zones for Pecan Park
Pecan Park falls under two elementary school zones in the Duval County Public Schools system. Louis S. Sheffield Elementary School and Oceanway Elementary School are both highly rated. The area is also zoned for Oceanway Middle School and First Coast High School. The district manages nearly 200 combined academic locations, including public charter schools and exceptional centers.
