New homes, and retail centers meet wild North Jacksonville
In the northern reaches of Jacksonville where the city's suburban sprawl meets swampy wetlands and dense forests, the new subdivisions and retail developments in Pecan Park offer a taste of what’s to come.
"There is a lot of development being done around Pecan Park. Despite the rising interest rates, you still see a lot of activity,” says Bonnie Siecker, broker and owner of Dames Point Realty. “People want that convenience and comfort, and you'll find it here.” Stretching along the Interstate 95 corridor, Pecan Park features a mix of residential, industrial and rural sections. Residents are only a few minutes away from modern shopping centers and supermarkets, but also just as close to gator-filled nature preserves, parks with hiking trails and a wildlife sanctuary for tigers, lions and other exotic big game cats.

The nuts and bolts of Pecan Park’s housing market
While the Pecan Park area features sections of midcentury ranchers and manufactured homes, new subdivisions such as Hudson Grove and gated Pine Lakes are studded with contemporary townhouses and single-family homes clad in stucco or decorative stonework. The modern pace of development has already changed the landscape, as more than half of the area’s homes were built after 2007. In these newer residential communities, people gather at pools, tennis courts and playgrounds in their developments.
Older homes from the 20th century requiring repairs or updates can range from $150,000 to $300,000. While prospective buyers can find some contemporary townhouses with about 1,200 square feet of living spaces in the same price range, modern and spacious single-family homes with three or more bedrooms generally cost between $300,000 and $600,000.
There are many well-maintained older homes in the area.

Modern shops at River City Marketplace and vintage finds at Pecan Park Flea Market
One of the area’s main attractions is the Pecan Park Flea & Farmers' Market, billed as the largest flea market in Jacksonville and North Florida. In addition to more than 750 stalls and storefronts selling everything from fresh produce, old guitars and vintage kitchenware, the market also includes a small alligator farm where guests can chow on gator tail or feed a couple of the giant reptiles.
In the Pecan Park area, shoppers can choose between two Publix supermarket locations. The newer of the two is at Northpoint Village Shopping Center. In the heart of Pecan Park, Duval Station Marketplace features the area’s second Publix in a small shopping center that’s at the center of a few subdivisions. Supermarket patrons may find it difficult to leave without getting takeout for lunch or dinner, as the aroma of smokey southern barbecue from Bono’s Pit Bar-B-Q often wafts over the parking lot. Right off I-95, River City Marketplace boasts more than 80 retailers, including Walmart, Best Buy and Lowe’s. In addition to traditional big box retailers, the contemporary outdoor shopping mall incorporates elements of mixed-use development, as folks living in the condos and apartments next to it can walk to dine on Thai cuisine at Green Papaya before catching a movie at the Regal Cinemas theater.

Exotic cats and reptiles at local parks and wildlife sanctuaries
At Tom Marshall Park, young kids learn about competition and teamwork by playing baseball with the Oceanway Sports Association. During the summer, locals swim and sunbathe at the pool in Oceanway Park. Families can also bring their fur babies to frolic at the park’s dog run. Across 840 acres, off-road cyclists, hikers and horseback riders marvel at the knotted oaks and towering pines at Seaton Creek Preserve Park. More exotic wildlife can be found at the Catty Shack Ranch Wildlife Sanctuary, home to a collection of tigers, lions, arctic foxes and other creatures.

Duval County schools for the kids
Students in the community can attend Oceanway Elementary, which Niche gives a B-minus rating. From there, students can advance to Oceanway Middle School and First Coast High School. Oceanway Middle gets a C-plus from Niche, while the high school gets a C. With a robust athletics program, First Coast has an athletic trainer on staff to support student-athletes through injury prevention and recovery. In August 2022, the school partnered with JEA, the region’s electrical company, to launch an academy program to teach students how to become utility technicians.

Easy access to I-95 and Jacksonville International Airport
Aside from I-95, locals can drive on Highway 17, the area’s main thoroughfare that runs parallel to the interstate, for their work commute to downtown about 10 miles south. Other destinations in the city are also easy to access via the Interstate 295 beltway, which marks Pecan Park’s southern boundary. With the interstate coursing through the community, the Pecan Park area includes several large industrial plants and distribution centers, immediately west of the community, the Jacksonville International Airport is about a mile from the interstate, making it easy for Pecan Park residents to catch flights across the country with Allegiant Air, American Airlines, Delta or one of the other nine carriers operating there.
