A colonial settlement on the Chesapeake Bay

Considered one of the first colonial settlements in Maryland, Joppa is sometimes referred to as “Joppatowne,” thanks to its formal development in the 1960s. Once home to a thriving shipping port along the Gunpowder River, the neighborhood is now a popular suburb offering a variety of landlocked and water-oriented housing options. “It’s a pretty laid-back area,” explains Lee Tessier of the Lee Tessier Team of EXP Realty. “It’s got single-family homes, townhouses, condos and there’s Rumsey Island, too, with waterfront properties.” Privy to regional chains, high-quality schools and well-loved green spaces, Joppa offers a subdued, suburban lifestyle 23 miles from Baltimore City.

Joppa’s classic suburban atmosphere

The ranch-style homes, split-levels and bungalows in Joppa tend to be more accessibly priced than the nearby communities of White Marsh and Bel Air. Aside from the recent construction of townhomes and condos, these single-family homes often have short driveways leading to attached garages or carports. Square lawns are well-maintained, extending to sidewalks wide enough for dog walkers and groups to stroll along. This classic suburban feel is complemented by subdivisions of larger Colonial Revivals constructed in the early 2000s. Price points range from $250,000 to $550,000, with waterfront outliers reaching $700,000. These homes, in particular, include private docks for boats.

The sixth-best school district in MD

Families are zoned for Harford County Public Schools, the sixth-best district in the state, with an A-minus on Niche. Students begin at Joppatowne Elementary School, where specials like art and instrumental music provide a foundation for later humanities courses. Magnolia Middle School offers opportunities in intramural sports, student government and the National Junior Honor Society. The students who graduate from Joppatowne High are likely to have attended all 12 years of schooling together, creating a highly community-oriented atmosphere. All three institutions receive a score of B-minus from Niche.

Traveling the length of the bay

State Route 40, Pulaski Highway, runs parallel to Interstate 95 in Joppa, connected by Magnolia Road. But folks more commonly opt for the interstate to reach Baltimore, 23 miles south. Baltimore-Washington International Thurgood Marshall Airport is a 30-mile commute. While the Maryland Transit bus line makes the trip, many residents simply drive instead. The area itself is equidistant from Washington, DC and Wilmington, Delaware—about 55 miles—both popular spots for day trips and festivals. Bel Air is only 9 miles north, where UM Upper Chesapeake Medical Center Bel Air serves as the closest hospital.

Catching the O’s game next door to the Amish Market

Residents typically head to Joppa Market Place off Pulaski Highway for daily amenities. Redner’s Warehouse Markets is a Pennsylvania original, which explains the Joppa Amish Market next door. From Dutch ice cream to fresh produce, flowers, barbeque and sandwiches, the market’s central Pennsylvanian vendors are a staple of the community. Towne Grill & Pub shares the shopping center, a sports bar ideal for catching the O’s or Ravens’ games. Closer to Abingdon, residents can take Route 24 to Boulevard at Box Hill for big-name retailers like Target, Lowe’s, Walmart, Aldi and Wegmans.

Boating along the Gunpowder River

Homes on the man-made peninsula of Rumsey Island rest along the shoreline of the Gunpowder River, where private canals and piers encourage boating on the bay. “People tend to move out here and stay,” says Scott Chilton, former president of the Rumsey Island Residents Association. “Where else can you walk 75 feet to your private pier and reach the mouth of the Chesapeake Bay in 15 minutes?” Those farther inland enjoy the water from Mariner Point Park, where visitors are greeted by an oversized wooden fisherman dressed in yellow rain slickers. Folks can launch boats or hang out on land among paved trails and picnic pavilions. Even grander is Gunpowder Falls State Park, attracting residents from around the bay for its 18,000 acres of trails, picnic areas, a swimming beach and a marina.

Nearby festivities in Baltimore and Bel Air

A handful of Maryland’s most iconic annual festivities occur less than 60 miles from Joppa. The Preakness Stakes occur each year at the Pimlico Race Course in Baltimore, with millions attending and tuning in from across the nation. Over the summer, Artscape is a massive draw to the city, showcasing more than 150 local and national artists, musicians and vendors. Closer to home, Bel Air hosts the Maryland State BBQ Bash in October, as well as the Harford County Wine Festival and a summer concert series at Shamrock Park.
