Rural Inland Empire city with suburban convenience and room for horses

In Southern California's Inland Empire, rural Jurupa Valley (pronounced ha-ROO-pah) sits at the junction of Interstate 15 and Route 60, bordered by the Jurupa Mountains and the Santa Ana River. Incorporated by Riverside County in 2011, the city's been steadily growing ever since, drawing residents with its commuter-convenient location, nearby industrial businesses and large lots with room for horses. “This is an up-and-coming city where you can still be close enough to area shopping malls, but removed enough to have plenty of acreage,” says Manuel Madrid, a seasoned broker with two decades of experience at One West Realty. “A lot of times people think if you have a farm, you have to be in the boonies. This is farmland surrounded by bigger infrastructure.”

Jurupa Valley is within 12 miles of the larger Inland Empire cities of Riverside, Rancho Cucamonga and Ontario; many Jurupa Valley residents commute to these cities or farther, roughly 40 miles to Irvine or 55 miles to Los Angeles. Others work closer to home in the large logistics warehouses that surround the city. As of early 2025, more warehouses are coming, as construction has begun on the 223-acre, five-building Agua Mansa Commerce Park just a few miles north.

Ranch-style homes on large, open lots

As of early 2025, the median home price in Jurupa Valley is approximately $685,000, lower than Rancho Cucamonga's $750,000 and California's $820,000. Ranch-style homes are often seen, usually set on multi-acre lots that allow residents to keep farm animals. “Horses are definitely the most common, and you’ll hear roosters in the morning in some neighborhoods,” Madrid adds. The number of animals allowed depends on lot size; residents can keep one hooved animal per half-acre.
Manufactured homes are the city's least expensive options, ranging from about $100,000 to $200,000. In suburban subdivisions like Rubidoux Village and Glen Avon, two-story Spanish Revival-style and new traditional homes range from about $800,000 to $1 million. Condos and townhomes are also scattered around the city.

College Credit from the Corona-Norco School District

Jurupa Valley is served by two school districts: Jurupa Unified, which has 24 schools and earns an overall B-minus from Niche, and Corona-Norco Unified, which earns an overall A. The latter district includes the A-plus-rated John F. Kennedy Middle College High, where students can take dual-enrollment courses at nearby Norco College. The University of California Riverside's main campus is 13 miles away.

Sprawling sports parks and nearby mountain trails

The city has four public horseback riding facilities, a few golf courses and about 30 public parks. Set along the Santa Ana River, the 200-acre Rancho Jurupa Park is and home to an 18-hole mini golf course, fishing lakes and a splash pad for kids; across the street, residents gather to play football at Rancho Jurupa Regional Sports Park. About 10 miles away in Riverside, the 3-mile hiking trail to the top of Mount Rubidoux offers sweeping views of the Inland Empire.

Dining and entertainment in Rancho, Riverside and Ontario

For shopping, dining and entertainment, Jurupa Valley locals generally travel about 10 miles to the area's largest malls. The sprawling Galleria at Tyler, Ontario Mills and Victoria Gardens include grocery stores, national retailers and restaurants, and multi-screen movie theaters. However, a 32-acre shopping center called The Shops at Jurupa Valley opened in the city in 2024, bringing an Aldi grocery store, major retailers like Target and various fast-casual eateries.

Between the 15 and the 60

Jurupa Valley sits at the junction of the north-south Interstate 15 and the east-west Route 60. Los Angeles is about 55 miles west via the 60, while the central Orange County city of Irvine is about 40 miles southwest via the 15 and the 91. The Riverside Transit Agency (RTA) operates several bus routes throughout Jurupa Valley, and the Metrolink commuter rail travels directly from the local Jurupa Valley/Pedley station to cities throughout Riverside County and Orange County. Jurupa Valley Community Health Center is right in the city, and the more comprehensive Riverside Community Hospital is about 12 miles away. Ontario International Airport, with direct flights to several major cities throughout the U.S., is 8 miles away.

Fire awareness and preparedness

According to the most recent FBI data, Jurupa Valley reports lower rates of violent crime than both the state and the nation. Reported rates of property crime are higher than national rates, but lower than those in California. Jurupa Valley is at a high risk of damage from wildfires, as there's plenty of flammable sagebrush on and around the Jurupa Mountains. Residents can stay informed about emergencies by signing up for text updates from CalFire, which operates three fire stations throughout the city.
