Mornings in the community of Glendover dawn slow and sweet. Rather than the city sounds of rushing traffic and blaring horns, Glendover residents wake up to dewy grass in the front yard and birds singing in the nearby trees. Surrounded by an arboretum and miles of well-spaced, grassy suburbs, this quiet Kentucky neighborhood lends itself to a peaceful lifestyle, with plenty of walking trails and a convenient location. “One of the main attractions is it’s very close to the University of Kentucky,” says Chad Bowman, a Glendover resident and local realtor. Whether heading to local football games or attending a free speaker series, folks from Glendover can often be seen passing through the Arboretum on their way to a class, or just using the wide-open space to get in some exercise. "It's really nice having direct access to the park right at the end of Bellefonte Drive, and there's also restaurants close enough to walk to right on Southland Drive," says Jake Wiseman, a local Realtor who grew up in the neighborhood and has been selling homes here since 2014. And with downtown Lexington just a short 3 miles away, residents of Glendover are never too far from all the action.

Midcentury modern homes with signature architecture
Another unique feature of Glendover is its homes, many of which were designed in the mid-1900s by Richard B. Isenhour, a well-known Lexington architect. Under the shade of mature willow oaks and ornamental trees, the clean lines and modern angles of Isenhour's designs still impress onlookers as strikingly contemporary in their composition. Though most of Glendover's homes, including Isenhour's, are typically classified as brick ranch-styles, there are also a few Colonial-Revivals, Cape Cods and two-story traditional builds available here. Along the neighborhood's wide, lightly trafficked streets and well-connected sidewalks, homebuyers will find that properties typically feature over a quarter-acre of land, leaving enough room for residents to relax on shady patios or play with their kids on playsets. The average sales price in Glendover is about $470,000 dollars, which is almost $130,000 dollars more expensive than the average home price in Lexington. Price points are still variable however, as “The neighborhood is divided up by when the homes were built, with homes getting bigger as they get closer to the arboretum” says Bowman. While three-bedroom homes typically fetch from $340,000 to $620,000 dollars, larger five-bedrooms with up to 5,000 square feet can sell anywhere from $700,000 to $1.2 million dollars.

"A" rated schools right in the neighborhood
For families with young students in the area, Glendover Elementary is located right in the neighborhood and is close enough that many students can walk to/from school. Earning an A-rating from Niche, this school provides multiple extracurriculars for its students as well as supportive programs like the Children's Fund and Blessings in a Backpack. Morton Middle School also rates high on Niche, with an A grade. This school is recognized for its math program, having all students take Algebra. Henry Clay High School also receives an A on Niche and attending students can participate in over 50 clubs and activities after school. For a private option, children in kindergarten through eighth grade can be enrolled at Redwood Cooperative.

Afternoon strolls in The Arboretum
Officially known as "The Arboretum, State Botanical Garden of Kentucky," the arboretum just north of Glendover is owned by the University of Kentucky's College of Agriculture and is meant to be an educational resource for the public that also showcases the beauty of Kentucky's natural landscapes. "You often see residents walking their dogs along the park's wooded trails or biking to work since there are a lot of professors and other university staff who live in Glendover," says Wiseman. The Arboretum also features a children’s area with themed gardens and child-sized Kentucky landmarks to help local kids connect with nature. For something more active, Lansdowne Merrick Park is just across Tates Creek Road from Glendover. In addition to a playground, the park also features a range of sports facilities. Amidst wide-open, grassy spaces, friends can test their skills against each other on the tennis and basketball courts or grab a few more pals for friendly games of baseball and kickball on the park's diamonds.

Plenty of shopping and dining just outside Glendover
Another perk of living in Glendover is that the neighborhood is framed on either side by Nicholasville Road and Tates Creek Road, which are two of the main thoroughfares south of Lexington. “Within a half mile to a mile, I have my choice of grocery stores to go to; from Trader Joe's, Kroger, and Fresh Market to local places like Good Foods Co-op or Critchfield Meats Family Market,” says Bowman. One popular option for dining out is Old San Juan, a smaller Cuban restaurant that carries big flavors. Locals are drawn to their fried plantains and empanadas. Located on Southland Drive, Glendover residents also frequent Winchell's Restaurant and Bar. According to Wiseman, this family-friendly sports bar is a "go-to spot for the neighborhood." Open for over 25 years, this family-owned and operated institution features over 50 flatscreen TVs for watching sports and serves southern classics like their signature Kentucky hot browns and barbecued pork. Along Nicholasville Road residents will find chain stores like Sally Beauty, Michaels, and TJ Maxx, as well as the Fayette Mall, which is home to over 100 stores for clothing and daily needs. Another great option here is the farmers' market on Southland Drive. Open every Sunday during the summer, locals come here to stock up on farm-fresh groceries, peruse different artisanal wares or dine at nearby restaurants that feature produce from the market.

Try New Circle for a convenient commute
Glendover is also near several major hospitals, including Baptist Health Lexington, CHI Saint Joseph Health-Saint Joseph Hospital, Kentucky Children’s Hospital and the VA Hospital. Interstates 75 and 64 run through Lexington, but they’re on the outside edge of it. "We have a bypass on the inside of Lexington, which we call New Circle Road,” says Bowman. Residents can easily hop on New Circle Road to get to the Interstates, or, when heading downtown, Nicholasville Road and Tates Creek Road will take them there in about three miles. "It's a great location because it's less than ten minutes from downtown and just a short drive on New Circle to get anywhere in the city in about 20 minutes," says Wiseman. When traveling out of state, Blue Grass airport is the closest and can be found just 6 miles west of Glendover.

Getting together at the Southland Jamboree
Southland Jamboree is a popular local event held just a few neighborhoods over that celebrates Lexington's rich history with Bluegrass music. Every Thursday evening during the summer, crowds from throughout the city congregate at the Moondance Amphitheater to listen to top Bluegrass bands from across the region and enjoy concessions from food trucks. Folks often bring lawn chairs or picnic blankets to sit on, though kids running around and adults dancing together are also a common sight. "It's really a great local event that brings the community together," says Wiseman.
