Easy living on the south side of Lexington

On the south side of Lexington, Zandale is a neighborhood located in the ideal spot for many of this city's buyers. It's 2 miles south of the University of Kentucky and just minutes north of the Fayette Mall, which anchors Lexington's expansive commercial district. It's within the boundaries of New Circle Road – the area's inner beltway that encircles the city – so residents can get around town or into the heart of the city with relative ease. The housing here is primarily modest brick homes built in the 1960s and 1970s, surrounded by mature trees, with ample yards and sidewalks, which residents use to walk to and from the neighborhood's amenities. The A-rated Glendover Elementary is less than a mile away, so parents can walk their kids to school in the mornings, and for older youth the neighborhood is also zoned for Henry Clay High School, one of the top public high schools in the state, as ranked by educational review site, Niche.

"Zandale is an older, more established part of Lexington," Pannell says. "The homes are mostly one-story, built in the late '60s or '70s. There are some apartments, but mostly single-family homes. The lots are a pretty nice size. If you're looking for a large yard, you could find one there." The neighborhood offers brick and stone bungalows, Cape Cods and ranch-style homes. Large trees shade the lawns, and sidewalks along the streets makes going on walks easy. Home values here are lower than the average for the Lexington metro area, and the market moves quickly, with homes selling just after an average of 10 days. "Home values have gone up, but the neighborhood has stayed affordable for Lexington," Pannell says. Recent sales prices here range from about $300,000 to $650,000.

Dining along Nicholasville Road and shopping at the Fayette Mall

Zandale is located along Nicholasville Road, which has local restaurants like Ramsey's Diner and El Rancho Tapatio, chains like Freddy's and Panera and grocery stores like Trader Joe's and Kroger. "Zandale is close to Southland Drive, which has shops, restaurants and a farmers market every Sunday," Pannell says. Lexington's Fayette Mall, the largest shopping mall in Kentucky, is located 2 miles south. It houses about 200 stores, plus a food court and a movie theater. Additional shopping centers include the strip mall at South Park Shopping Center which features a Burlington, Best Buy and Main Event store. For a more upscale shopping experience, spots like The Summit at Fritz Farm is also home to a Whole Foods, Arhaus and an Anthropologie, just outside of the Fayette Mall. Big-box stores like Target and Walmart can be found north and south of the mall.

Henry Clay is one of the top high schools in Kentucky

Glendover Elementary School is the neighborhood's designated public school. It receives an A grade on Niche and is less than a mile's walk away from the neighborhood. After Glendover, students attend the A-rated Morton Middle School and A-rated Henry Clay High School, which ranks as Kentucky's sixth-best public high school according to Niche. Henry Clay is also home to the Fayette County Public Schools' only Army JROTC program and also offers a Liberal Arts Academy, or a multidisciplinary gifted-and-talented program. Students at Henry Clay can also choose to take courses in specific career pathways like culinary and food services, early childhood education and engineering design. For alternative schooling options, the private Redwood Cooperative School is less than a mile away and operates a project-based learning model for preschool through middle school.

Zandale Park, The Signature Club of Lansdowne and Malibu Jack's

On the eastern edge of Zandale is Zandale Park, a lush treed green space that most can walk to from their homes. This park has a playground, basketball courts,and a creek running through it, plus a few picnic tables well shaded by tall trees. On the neighborhood's west end, Planet Fitness makes staying active easy. A mile east, "The Signature Club of Lansdowne is a private club with a swimming pool and restaurant, and it's within walking distance of the neighborhood," Pannell says. Less than a mile south, Malibu Jack's is a large indoor theme park with mini golf, go-karts and arcade games. Two miles north, The Arboretum, State Botanical Garden of Kentucky, is one of the largest green spaces in the city. This 100-acre arboretum contains a 2-mile trail that weaves through 80 acres of native flora, and gardens maintained by both local horticulturists and professionals from the University of Kentucky. The arboretum is also home to the 2-acre Kentucky Children's Garden, which has cabins for kids to explore, plant beds to try their hands at gardening and a running model of Thomas the Train.

Located within New Circle Road and close to the University of Kentucky

Zandale is on the south side of Lexington, about 3 miles from downtown and less than 2 miles from the University of Kentucky. "It's within New Circle Road, which, if you live in Lexington, you know is the main road that circles the city," Pannell says. A direct bus route down Nicholasville Road gets passengers to the university in about 15 minutes and downtown in about 25. Zandale itself is walkable to some parks, schools and shops and restaurants along Nicholasville Road. The nearest medical center, Albert B. Chandler Hospital, is 2 miles from the neighborhood, and the Blue Grass Airport is 6 miles away.

Zandale is about 2 miles from the University of Kentucky, where residents can catch fall football games, attend ballets and symphonies at the Otis A.
