Small suburb in south Long Beach
Atherton South is a neighborhood that leaves an impression. Realtor Joe Sopo of Keller Williams Coastal Properties, who has been selling Long Beach since the 1990s, has seen many people who grew up in the neighborhood return to raise their own families. “There are lots of families here, old and young,” Sopo says. “Many people have dogs and they find that they meet so many people walking their dogs because everybody talks. It’s just a really cohesive neighborhood.”
Midcentury modern and ranch-style homes
The neighborhood’s neat organization of sidewalk-lined residential blocks creates a quiet setting for residents to stroll around the streets and get to know each other. The homes that fill these blocks are midcentury tract homes built in the 1940s through the 1950s. “I think the neighborhood is sought-after for its midcentury homes,” says Realtor Karla Campos-Fuentes, who has been selling Long Beach since 2010. “They’re older, but they aren’t historic homes. You have the freedom to update it without getting permits and permission to change things.” Sopo agrees, noting that lots are large enough for people to add on and still have yards. Homes in Atherton South have varying style elements that give them individual personality, whether it’s the color of their facades or a bit of exterior stone or brickwork. Even in a time of high interest rates, Sopo says the homes are desirable and sell quickly. Prices in the community usually sit between around $800,000 and $1.2 million.
Highly rated school within walking distance
Campos-Fuentes says the schools are one of Atherton South’s biggest benefits. Long Beach offers school choice, but many sought-after schools are close by. Tincher Preparatory School is within walking distance from the neighborhood, serving kids from kindergarten through eighth grade and graded A by Niche. Students then advance to Woodrow Wilson High, another A-graded school offering the dedicated liberal arts-themed Wilson Academic Vision of Excellence program.
Interstates border Atherton South
“It’s a great area for commuters,” says Campos-Fuentes. Interstates 405 and 605 run outside the neighborhood, making it easy to pull onto the highway and head anywhere in Long Beach or out of town. While the nearby highway is convenient, it does create noise pollution audible throughout the neighborhood. For those traveling out of town or abroad, Long Beach Airport is 5 miles northwest of Atherton South. The neighborhood does experience some overhead flight path noise from planes.
Nearby shopping and dining centers
While Atherton South is almost exclusively residential, its location positions the neighborhood in desirable proximity to shopping, dining and entertainment options. “You’re not too far from anything,” says Sopo. The Shops at Rossmore is 5 miles east. Visitors can eat at restaurants, such as Islands Restaurants Seal Beach and Pick Up Sticks Fresh Asian Flavor, or pick up essentials at Target and Ralphs. North Los Altos Shopping Center is 2 miles north, providing locals access to Trader Joe’s and T.J. Maxx, the popular restaurant Bai Plu Thai and Sushi Bar and several chains.
El Dorado Park is north of the neighborhood
While the neighborhood has no parks, Atherton South is only two miles south of Long Beach’s largest park. El Dorado Park spans nearly 400 acres and features walking trails, stocked fishing lakes, playgrounds, campgrounds, and more. Golfers can visit the El Dorado Park Golf Course, which is part of the park and open to the public.
