“You’d have to go out every night for months before you’d run out of places,” says Esther Chun, a former East Village resident and real estate agent at Y Realty. “There are so many bars and great restaurants. 555 Steakhouse is one of the best upscale steakhouses. Padre has really good tacos and food. There’s also great nightlife. House of Hayden is a great bar to play pool. Secret Island is a cool downstairs lounge. Blind Donkey was in the movie La La Land, and it’s got karaoke.” Nearly every block in East Village has its own highly-rated restaurant or bar. Grocery stores like Vons and El Super are right in the neighborhood for essentials or that rare night when people stay in.

Walking in East Village and lack of parking
Walk Score labels the neighborhood a Walker’s Paradise, which Chun confirms. “It’s very convenient and walkable,” she says. “But it can get congested, and there is not much parking. If you find a condo that has parking, you’ve struck gold.” For those who drive, Ocean Boulevard runs through the neighborhood and leads to Interstate 710. The city bus circulates in the neighborhood, and the Pacific Avenue Rail Station is only a few blocks west.

Second Saturday and East Village gallery showings
Residents can walk to Downtown Long Beach, which hosts citywide fairs and festivals. East Village has its own social calendar. Many galleries operate in the neighborhood and on the second Saturday of each month, they partner with businesses to host crowds of visitors browsing art and enjoying bites and drinks from local restaurants. These galleries host other events, like artistic workshops and art shows.

Gumbiner Park and walking to Alamitos Beach
East Village is mostly urban, but Gumbiner Park sits in the northeastern corner of the neighborhood. The small mixed-use community green space is shaded by palm trees and has a playground and skate park. Alamitos Beach's white sands and blue water are less than a mile from the neighborhood and is reachable on foot or by bike. This area is popular for swimming, sunbathing and beach volleyball.

Condos in East Village
“You'll find lots of historic and mid-2000s condo buildings here, which are popular with first-time home buyers, as well as downsizing empty nesters who’ve missed living in the city and professionals who work downtown and want to be close to the office,” says Long Beach Realtor Nancy Duprez. “There’s lots of new construction going on here, but they’re mostly rental units, so the homeowner inventory here is likely to remain limited and in demand.”
Single-family homes are rare, but these small bungalows sell for between $570,000 and $800,000. Most East Village residents live in condos, which cost between $200,000 and $1.2 million. The size of the condo and the building’s amenities influence the price range, as larger and newer properties tend to go for more. “The more historic 1920s buildings rarely include parking,” Deprez says. “But parking spaces can often be rented in nearby, gate-secured office-building lots for about $100 or $150 a month.” Security is important as the neighborhood scores a 9 out of 10 on the CAP Index Crime Score. The national average is 4. Much of the crime is related to car thefts and burglary.

Kids attend award-winning Long Beach schools
The Long Beach Unified School District serves the neighborhood. Stevenson Elementary School earned a B from Niche. Franklin Classical Middle School, is graded B-minus. Long Beach Polytechnic High School earned an A-plus from Niche for its rigorous course and extracurricular options, especially the school’s music program, which has been recognized by the Grammy Awards.
