Hundred-year-old houses in Hellman
Hellman gets its unique name from Isaias W. Hellman, a prominent real estate developer responsible for shaping much of Long Beach. Hellman encompasses part of what’s also known as the Craftsman Historic District, a collection of preserved Craftsman bungalow homes. The tree-shaded residential blocks have changed over the years, but the city preserves these century-old homes for new generations of buyers.
While most Hellman craftsman homes are single story, some do offer two story options.

Historic Craftsman homes
“Long Beach has everything from homes built in the 1800s up to the 1970s,” says Allison Van Wig, broker and Realtor working in the Long Beach area since the late 1990s. “It just depends on what you want. Some neighborhoods are better for bungalows, and others are known for their Craftsman.” Hellman is known for its historic homes, enticing buyers seeking a house with a past. It’s a community that invites owners to research their home's architect and previous owners. Lisa Marie Harris, a longtime resident and volunteer at Long Beach Heritage, was initially drawn to the neighborhood for its 1920s architecture and has enjoyed researching the history of her home, which was the childhood residence of a golden-age actress. “It’s not just an address,” she says. “It's an address that has a whole story to discover.”
The city of Long Beach officially designates Hellman as a historic landmark neighborhood, so homeowners must maintain the integrity of their property. The Department of the Interior sets the standard, and the city must approve renovations. Craftsman homes sell between $700,000 and $1.2 million. Buyers will also find Spanish Revival homes, ranging from $500,000 to $800,000 depending on size. These homes are in high demand, says local Realtor Cyrus Mohseni, founder of The Keystone Team, as they are more accessible than some other neighborhoods in the area, especially first-time buyers.

Long Beach landmarks in Hellman
In addition to the iconic Craftsman houses, the neighborhood is home to Long Beach landmark Chùa Phat To Temple. The temple is identifiable by its curved roof and shrines. Residents and architectural enthusiasts enjoy the North Toledo Walk, a lighted pedestrian path leading through rows of historic Craftsman houses.
The neighborhood has one small park, Craftsman Village Park. The park was built in 2012 after the neighborhood successfully lobbied the city for a community green space. Although the park is small, it has a lot to offer. Visitors enjoy the playground, walking trails and picnic area.
Directly adjacent to Hellman is the Museum of Latin American Art, definitely worth a visit.
The Hellman neighborhood contains the Craftsman Village Historic District.

Award-winning restaurants within the neighborhood
Sidewalks in Hellman connect neighbors and link each resident to an assortment of neighborhood businesses clustered around East Seventh Street and East 10th Street. For meals out, locals can choose between Asian cuisine at Crystal Thai-Cambodian Cuisine or Aki Sushi Bar & Bai Plu Thai Restaurant or Mexican food at La Taqueria Brand or La Michoacana. For a more upscale option, residents can visit Heritage, a local Michelin-starred restaurant. Heritage operates out of a converted Craftsman home by a brother-sister team of restauranteurs.
Multiple nearby grocery stores are also available for residents to quickly pick up essentials. The list includes a Grocery Outlet on East Seventh and Northgate Market on East 10th, so residents can quickly access shopping anywhere in Hellman.
Adelberto's is your one stop shop for a quick Mexican snack in Hellman.
La Michoacana is a great spot for a sweet treat for the family.

Highly walkable Hellman
“It’s super walkable,” Mohseni says, thanks to the neighborhood’s compact grid layout and sidewalks. Walk Score gives the neighborhood an 84%. Residents can easily travel to the community park or visit a local business on foot. Alamitos Beach is less than two miles away and can be reached by car or by walking. Long Beach Airport is five miles north of the neighborhood, making it easy to reach but far enough that the neighborhood isn’t disturbed by constant noise pollution from the airport.

Craftsman Park community events
The neighborhood frequently gets together to enjoy each other’s company at organized events at the neighborhood’s Craftsman Park. Harris says, “We have little concerts in the park. We have movies in the park, mostly catering to families. We also have ice cream socials.” The neighborhood also gets together for more significant events, like their holiday social. “During Christmas, we always have Tamales on Toledo Y Mas on North Toledo Walk,” Harris says. The neighborhood is also involved in city events, like Walk Long Beach. The community also holds neighborhood-wide tree plantings, where volunteers plant drought-tolerant saplings.

Local Long Beach schools
Most kids start school at Lincoln Elementary School, which earned a B rating from Niche. For middle school, they attend Franklin Classical Middle School, which earned a B-minus from Niche. Through high school, they will attend Long Beach Polytechnic High School, which was rated A-plus by Niche and ranked as the 38th Standout School in California.
