Upscale yet secluded, Beverly Crest has one of the lowest population densities in Los Angeles County, offering a lot more breathing room than most LA neighborhoods. “It’s very rare to see a Hollywood tour coming through here because it’s so private,” says Jesse Lally, a luxury real estate agent with The Beverly Hills Estates Inc. who has been selling for over 15 years. Affectionately known as the Beverly Hills Post Office, the hilly, winding roads of this residential wonderland are in the world-famous 90210 zip code, just north of Rodeo Drive and Santa Monica Boulevard. “You’ve got amazing estates, a whole mix of styles, with views of the city and the ocean and amazing canyons. Some of the Crest streets remind me of the Amalfi Coast,” Lally says.

Original homes and high-end estates
Due to the high-end price tag associated with the neighborhood, the real estate market in Beverly Crest isn’t super competitive, as higher-priced properties tend to sit on the market longer than more attainable options. “Buyers can purchase charming original homes or the new modern offerings being built to take advantage of city views,” says award-winning agent Steve Frankel with Coldwell Banker’s Beverly Hills North branch. In addition to Spanish and Mediterranean-inspired estate properties, there are pockets of sleek and linear midcentury modern homes. Many homes feature meticulous landscaping and outdoor amenities like a pool or tennis courts. Price runs the gamut, from around $2 million on the low end for a two-bedroom, two-bath home with about 1,000 square feet to upwards of $60 million for a 12-bedroom, 24-bath estate home with almost 40,000 square feet. “We actually sold a piece of land out here for $65 million a few years ago, so the ceiling is very high,” Lally says. In a luxury market by any standards, buyers can’t even get into a condo in Beverly Crest for under $1 million – the actual cost can range between $1.6 million and $2.5 million.

Shopping and dining at Glen Centre
Primarily residential and quiet by design, Beverly Crest has a little commercial pocket on North Beverly Glen Boulevard near the northwest corner of the neighborhood, south of Stone Canyon and Mulholland Drive. Located at the Glen Centre shopping plaza, Jayde’s Market is rustic, with organic offerings and a café that serves sandwiches and smoothies. There is also, of course, a Starbucks, not to mention a handful of restaurants that serve many different cuisines, including Italian, Chinese, Japanese and refined new American offerings. Owned by music icon Herb Alpert, Vibrato Grill Jazz is a high-end establishment with a refined menu and big-time jazz acts. The area’s access to Beverly Hills means endless opportunities for a day out shopping or an evening dining or dancing. “Homebuyers here are looking for quiet and serene living with close proximity to Rodeo Drive and West Hollywood nightlife,” Frankel says.

Great public schools, but private is popular
Families with children in Beverly Crest are served by Los Angeles Unified, an above-average urban school district with a B-plus grade from Niche. Students can start their education at Roscomare Road Elementary, an A-graded school with an A-plus in teachers. State test scores show 92% of students are at least proficient in math and reading in this Bel Air school. With a B grade from Niche, Emerson Community Charter School is one of the only public middle school options in the area. Kids may then advance to Beverly Hills High School, an A-plus school that Niche ranks in the top 5% of all public high schools in California. BHHS is known for a ridiculous number of notable alumni – Albert Brooks, Nicolas Cage and David Schwimmer, to name just a few. “One thing worth noting is that when you get into higher price points, most of these kids go to private school,” Lally says. Milken Community School in Brentwood and Notre Dame High School in Sherman Oaks are among the many private offerings.

Steeped in natural and cultivated beauty, the northern part of Beverly Crest is painted by gorgeous panoramic views of the Santa Monica Mountains. “There are several hiking trails nearby that are rural in feel. You have Franklin Canyon and Tree People trails that are family- and dog-friendly,” Frankel says. Franklin Canyon Park’s wilderness comprises over 600 acres, with miles of trails crisscrossing the land. Native grasslands, chaparral and oaks add to the nature’s ambiance, while structures include a nature center, amphitheater and auditorium. The park also hosts drive-in movie screenings, food festivals and pop-up art installations.

Seriously long drive times
Beverly Crest is about 15 miles northwest of downtown LA via Benedict Canyon Drive, a seemingly reasonable distance that can take as long as 90 minutes during rush hour. Los Angeles International Airport is about 23 miles south, with similarly long drive times at certain parts of the day. The neighborhood is surrounded by major thoroughfares — the 405 to the west, the 101 to the north and east and Santa Monica and Sunset boulevards to the south. Getting around on local roads can be tricky without GPS because there are so many winding dead-ends, but locals learn the best routes in and out. A car is critical in this neighborhood, as there are no bus routes that serve sleepy and secluded Beverly Crest.

Very low violent crime
In terms of crime and safety, Beverly Crest has a very low incidence rate of violent crime. The neighborhood’s violent crime CAP Index Crime Score is a 1 out of 10, compared to 4 nationally. However, property crimes of opportunity, such as burglary, motor vehicle theft, and larceny, are much closer to the national numbers.

Due to its natural environment and surroundings, residents of Beverly Crest face serious wildfire risk. The increasingly warm temperatures and drought conditions in Southern California allow brushfires to spread rapidly in the summer. While summers are getting hotter and drier, winters and springs are seeing increased frequency and intensity of rainfall events. Excessive rain in a hillside neighborhood means a very real threat of mudslides. Disaster insurance is becoming more expensive and elusive in the region as insurers continue to pull out due to the extreme financial risk of coverage.
