Scenic movie-setting suburb in the San Fernando Valley

Long before the historic Iverson Movie Ranch launched Chatsworth’s midcentury heyday as a backdrop for “The Lone Ranger,” “Tarzan” and “The Grapes of Wrath,” its unique terrain was patterned with ranches and farms. As its continued growing in popularity, attracting celebrities and filmmakers worldwide, it’s been the setting for thousands of productions from “Transformers” to “Mad Men.” Stephanie Vitacco, a Top 100 Agent nationwide per Wall Street Journal and broker associate with Equity Union, says, “Chatsworth, Northridge and Grenada Hills all comprise an area with a lot of old Hollywood history. It used to be the weekend haven for celebrities and home to the estates of Lucille Ball, Barbara Stanwyck and stars like Chad Everett. Beloved for natural escapes where locals ride horseback, Chatsworth is also earning a reputation for some of the most comparably affordable gated communities in the LA area. It’s been home to entertainment legends like Frank Sinatra and private school grads such as Scotty Pippen Jr. and Willow Smith. The oldest Protestant church in the San Fernando Valley, built in 1903 and attended by Roy Rogers and Dale Evans, now stands in a private cemetery that holds the final resting place for Ginger Rogers and Fred Astaire. Renamed the Pioneer Church, it was declared a Los Angeles Historic-Cultural Monument in 1963.

Chatsworth residents enjoy a blend of seclusion and convenience, close to coffee shops, plazas and State Route 118, known as Ronald Reagan Freeway, while being surrounded by some of the valley’s most beautiful vistas.

Chatsworth Nature Preserve and Garden of the Gods

Chatworth’s protected wilderness and parks highlight dramatic vistas and challenging trails, making the area a popular destination for nature lovers. Stoney Point Park features a blend of rugged terrain — with ancient boulders and steep inclines. The 1,300-acre Chatsworth Nature Preserve is home to more than 200 bird species and a variety of native wildlife.

Hikers and historic Hollywood buffs flock to the Garden of the Gods, a section of the Iverson Movie Ranch used as a set since 1912 and repurposed in the 1980s as a preserved hiking trail through Simi Hills. Locals also tour Minnie Hill Palmer Homestead Acre, San Fernando Valley's only remaining homestead cottage.

Chatsworth Center, Los Toros and Cowboy Palace Saloon

Residents can grocery shop at Trader Joe’s and Vons, bank, hit the gym and dine at multiple restaurants, all in Chatsworth Center. Just west of Chatsworth Center, one of the neighborhood's first Mexican restaurants, Los Toros Mexican, has been a go-to for more than 50 years. Across the street, Games n’ Grounds is new spot where board game lovers bond over coffee, café treats, trivia nights and open mic events. Favorites in Chatsworth also include chiliburgers and dogs at The Munch Box since the 1950s and pool and live country music at the Cowboy Palace Saloon – seen in “La Bamba” and “Parenthood.”

Larger lots, condos to mansions

Residential options include upscale condos and townhouses priced between $300,000 and $650,000 and occasional Victorians fetching close to $2 million. High-end ranch-style homes and sprawling Spanish Revival mansions range from $2.5 million to $5.3 million. Says Vitacco, who’s been selling in the area for more than 35 years, “The average lot in the San Fernando Valley is around 8,000 square feet, but in Chatsworth, you can live on an acre or two. Gated communities here, like Monteria Estates and Indian Springs, have become a magnet for Instagrammers, rappers and other celebs who love that houses aren’t on top of each other, amenities are exclusive, and you can be downtown in 30 minutes. A $6 million property here would cost $20 million in the city. Plus, it’s not as congested.”

Strong Los Angeles Unified public and Sierra Canyon private schools

Public schools are within the Los Angeles Unified School District, which earns a B-plus from Niche. Elementary and middle school options include Chatsworth Park Elementary and Ernest Lawrence Middle. Older students may attend Chatsworth Charter High School and G+STEAM Magnet Center, known for Career Tech Education pathways, dual enrollment and internships. All three schools earn a B-plus from Niche.

Chatsworth is also home to prestigious private schools such as St. John Eudes, Chaminade College Preparatory and Sierra Canyon School, all earning Niche’s highest A-plus grade. Notable Sierra Canyon graduates include LeBron James’ sons, and Kylie and Kendall Jenner.

Chatsworth holiday parade and Artvanta exhibits

Every December, Chatsworth hosts a Holiday Parade and Festival with marching bands and floats. Locals catch concerts, plays and shows at the Simi Valley Cultural Arts Center in a former 1920s church with stained-glass windows. The boutique Artvanta museum attracts modern art lovers year-round.

LA Metro, Metrolink and buses

“If you need to head into downtown, traffic can sometimes be unpredictable,” adds Vitacco, “or you can just do all your shopping and dining right within Chatsworth. In L.A., we joke that if you have to take the 405, you don’t know if you’ll be on it for 4 or 5 hours.” Traveling via the Ronald Reagan Freeway, Chatsworth is about 33 miles from Downtown Los Angeles and 20 miles from the Hollywood Burbank Airport. Public transit is provided by the Los Angeles Department of Transportation buses, LA Metro, and Metrolink trains.

Chatsworth is a nice suburban city. It has very nice public elementary, middle, and high schools. It is also located next to tons of supermarkets, grocery stores, restaurants, cafes, movie theaters, bakeries, etc.

Beautiful city. Needs more jobs, other than that the neighborhood is quiet and peaceful for the most part. There has been an influx of diverse people of all races and religions calling Chatsworth home.

I grew up in Chatsworth California. To me it was the center of the universe. I lived in a small neighborhood just down the street from every school I ever went to, down the street from all the grocery stores, and a few restaurants. The close boundaries were greatly expanded once I mastered driving. From Chatsworth I was never more than an hour away from anything such as the beach, the mall, or amusement parks. I could never imagine myself living anywhere besides the San Fernando valley.
