Cypress Park
Michelin-recommended dining on Cypress Avenue
Though it’s largely residential, there is an increasingly thriving commercial stretch along Cypress Avenue. There are some auto businesses, but Svidler says new ones aren’t allowed in the neighborhood, which is meant to spur a different type of development. Morning Light is an art supply store, Atlas Homewares sells home goods and Permanent Records Roadhouse is a record shop with a bar and micro-brewed beers. Super A Foods is a family-owned supermarket with hot foods and groceries for stocking up. Loquat Coffee is a popular local haunt with exposed brick and beams and a sunny yellow interior. Their mascarpone latte is made with espresso, muscovado milk and mascarpone cheese foam — some say it tastes like a cup of liquid tiramisu. A classic hole-in-the-wall taco stand, Taqueria Frontera opened in 2024 and quickly became an area hot spot for authentic Mexican. Barra Santos is a Portuguese restaurant with a recommendation from the Michelin Guide. It's a small, no-reservations venue where the best seats are at the 25-foot red oak bar, which has a view into the kitchen.Modestly sized bungalows from the early 1900s
Housing inventory in Cypress Park is almost entirely single-family, with only a handful of contemporary townhomes. Homes in the neighborhood are prewar, primarily constructed in the first few decades of the 1900s — the median year built is 1920. Architectural styles include cottages and bungalows, some with Craftsman influence. Homes in the neighborhood are modestly sized, usually two to four bedrooms with about 1,500 square feet. Residential streets are quiet and lined with sidewalks. There is street parking and minimal through traffic. Most homes are set back from the sidewalks, promising little front yards, many with wrought iron fencing and lush landscaping. Many homes are priced between $800,000 and $1.4 million, depending on the state of renovation. Contemporary townhomes are often priced between $900,000 and $1.1 million. There are also many apartments in this renter-heavy community.Easy access to two of LA's biggest and best parks
Cypress Park is about a mile from Elysian Park, home of Dodger Stadium, and under 5 miles from Griffith Park, one of the most visited parks in California, home to the world-famous observatory and Hollywood sign. Right outside the neighborhood's border is Rio de Los Angeles State Park, a park built on the site of an abandoned freight yard facility that was in use until 1985. Surrounded by residential streets and industrial sites, the park has restored river wetlands and native plants and wildlife. Cypress Park is a classic community park with a playground and a recreation center. Kids are known to gather in the summer for sports and fitness programs like martial arts, gymnastics, baseball and flag football. The park sometimes floods during the rainy season, making it a prime location for wildflowers in the spring. River Garden Park, part of the Los Angeles River Center & Gardens, is at the southern tip of the neighborhood. The gardens are beautiful, and the center is an excellent location for community gatherings, educational conferences and special events. There are bike trails nearby and bicycle service stations and racks.John Marshall High School may look familiar from film and television
Los Angeles Unified is an above-average public school district with a B from Niche. Kids in Cypress Park can attend Loreto Street Elementary, a walkable community school graded C-plus by Niche. Florence Nightingale Middle gets a B-minus grade. High schoolers are zoned to attend B-plus-rated Benjamin Franklin High School, but they can also apply to the A-rated John Marshall Senior High Gifted Magnet. The remarkable Collegiate Gothic John Marshall building has been featured in television shows, music videos and classic movies like “Gross Pointe Blank,” “Buffy the Vampire Slayer” and “School of Rock.” John Marshall offers dual enrollment at Los Angeles Community College to students who qualify academically to reduce the time and expense of a four-year college degree.Direct access to I-5 and public transportation options
Residents in Cypress Park have direct highway access to Interstate 5 at its southern tip. Cypress Avenue is the main thoroughfare lined by bus stops and traffic lights every few blocks. There is also a bike lane and plentiful street parking. The Heritage Square Gold Line Station connects to the broader Los Angeles Metro Rail system and would be considered walkable from the southern portion of the neighborhood. Railroad tracks are prominent in Cypress Creek, making train noise a reality for some residents. Downtown LA is just over 3 miles south via state Route 110 — sometimes called the Arroyo Seco Parkway — which is a drive that takes about 15 minutes during rush hours. The closest airport is Hollywood Burbank, about 15 miles away, but Los Angeles International is only about 20 miles away. Los Angeles General Medical Center is 3 miles south via I-5.
