Set in the narrow stretch of land between the Los Angeles River and Mount Washington, Cypress Park is a community with relatively low housing costs and a commuter-friendly location. Although it was once defined by its busy rail lines and industries, growing access to green space and a popular dining scene are attracting a wave of new residents.

How Cypress Park’s housing stacks up against other parts of LA

“Cypress Park has some wonderful early 1900s architecture — lots of bungalows and Spanish styles with historical character,” says Cherryl Weaver, Realtor with Re/Max Tri-City Realty, who is an LA native. Most homes sell from the mid-$700,000s to just under $1.7 million, with a median sale price of about $940,000, below the citywide median. “It’s definitely well priced for Los Angeles,” Weaver says. “You can usually find something in the $700,000 to $800,000 range that’s livable. You may have to do some work, but most homes are in average condition.”

From an industrial past to a greener future along the LA River

As for recreation, Cypress Park’s options have expanded far beyond its original, namesake green space, which still hosts youth sports and community gatherings. For years, Taylor Yard, a large rail yard beside the Los Angeles River, brought the noise and smell of diesel trains to the area. Today, Metrolink and Amtrak trains still pass through the neighborhood, but the rail yard closed decades ago.

In its place, volunteer groups and government agencies are collaborating to create greener, more welcoming spaces along the river. A few projects have already been completed, like the Taylor Yard Bridge, a link between Cypress Park and the expanding Los Angeles River Greenway. You can also spend time at the Rio de Los Angeles State Park State Recreation Area, a popular destination for family picnics, sports and enjoying nature.

Longtime Cypress Park businesses and more recent additions

While there are a few chain stores in Cypress Park, the area is mostly dominated by local businesses. Some highlights include:

  • King Taco’s original location, which first opened in 1975
  • Barra Santos, a Michelin-recommended restaurant that specializes in Portuguese food
  • Permanent Records Roadhouse, where you can flip through vintage records or catch a live show
  • Loquat Coffee, known for its artisanal coffee and tea drinks
  • Frisco Baking Company, a third-generation-owned bakery

Public and charter schools near Cypress Park

Cypress Park is served by the highly rated Los Angeles Unified School District, which offers school choice through magnet programs and an annual open-enrollment lottery. Some kids go to Aragon Avenue Elementary School, located right in the community. Older students can apply to the Sonia Sotomayor Art & Sciences Magnet school. Renaissance Arts Academy, a highly rated public charter school, is also nearby.

Commuting to downtown LA, Pasadena or Glendale

Glendale and Pasadena are both within an 8-mile radius, and Downtown LA is less than 5 miles away. Drivers have easy access to multiple freeways, but they aren’t always the quickest way to get around. State Route 110, just east of Cypress Park, “was not built for high-speed traffic — it’s pretty packed all the time,” Weaver says. “If I lived here and avoided the freeways, I could get to downtown in 15 minutes, even during rush hour. You just have to know the shortcuts.”
