South LA suburb near SoFi and new IMAX

Living in Manchester Square just east of Inglewood, residents enjoy freeway and airport proximity, casual retail and dining, and comparatively affordable single-family homes built primarily in the 1920s and 1930s. New multi-family projects are also underway as part of its up-and-coming modernization efforts. A geometric layout of straight, east-west streets numbered 73rd to 85th makes it easy to navigate to the central South Western Avenue corridor. Within a handful of miles, residents can reach landmark entertainment venues, including SoFi Stadium, The Kia Forum, Hollywood Park Casino, and a new luxury IMAX Cinema with indoor/outdoor dining. Jewell Crosby, former local police officer and a Real Estate Advisor with Engel & Volkers San Marino for nearly 30 years, says, “A lot of folks here are redoing their houses and enjoy being close to the new football stadium. Plus, we’re just a stone’s throw from USC, and you can take the Expo line train directly to campus.”

Vintage Spanish-styles and townhouses

Vintage Spanish-style homes with red tile roofs fit snugly together, most with trimmed square front lawns. Palms pop up in yards with nicely shaped shrubbery. Homes are primarily single-level; however, two-story Mediterranean and Tudor styles blend in along the streets and on larger corner lots. Stucco exteriors sport a harmonious palette of blush, mint, clay, and sky hues, and gates and front porches add charm. Duplexes, townhouses and apartments add to the housing mix. Pricing varies from $550,000 for a two-bedroom cottage fixer-upper to $875,000 for a well-maintained 1920s four-bedroom to $1.8 million for a wholly reconstructed triplex.

LAUSD and private schools

Public schools are within the Los Angeles Unified School District, which gets a B-plus on Niche. Kids may start at one of several elementary schools, including Seventy-Fourth Street Elementary School, a gifted magnet school that earns a B-minus on Niche. Middle schoolers may attend the public charter Teach Academy of Technologies, which focuses on training the next generation of educators. George Washington Preparatory High, whose alumni include Green Bay Packer James Lofton and actor-rapper Ice Cube, is one of several high school options. Washington Prep features a STEAM Magnet program and earns a Niche B-minus. Crosby adds, “Crenshaw Christian Center, which we call CCC, has a fantastic school program here as well. It’s located on the former Pepperdine University campus, and its main sanctuary, known as the Faith Dome, seats 10,000 people. It’s right off the flight path, so you can see the dome when coming into LAX. The campus covers more than 30 acres and there’s a preschool, elementary, middle and high school all on the same site.” The private, co-ed, college-prep Frederick K.C. Price III Christian Schools at the CCC earn an overall B-plus from Niche.

M'Dears soul food, Ralphs grocery

South Western Avenue is lined with casual cuisine options. M’Dears Bakery and Bistro showcases classic soul food with a California vibe. The neighborhood’s favorite spot for scratch-made barbecue is D’s Original Take Out Grill, and long-established King’s Market has a popular meat counter. Grocery shopping is convenient at Ralphs on West Manchester Avenue. To experience the iconic Slauson Swap Meet, locals head 2 miles north to the indoor Slauson Super Mall. Within three miles of home, residents can catch dinner and a movie at the new Cinepolis Luxury Cinemas IMAX or a calendar of pro football games, major music events, and comedy tours at the Kia Forum and SoFi Stadium.

LA public transit stops

Says Crosby, “The LA electric train system can take residents to the LA Memorial Coliseum, the Old Union Station and all through the city.” The 110, 105, and 405 freeways surround the community; however, residents can connect to the Los Angeles International Airport using South Western Avenue and Century Boulevard or head north to 49th Street to head into Downtown Los Angeles within less than 10 miles.
