A Merced County community seeing positive trends
Franklin, a suburb of Merced of about 7,000 residents, continues to not only grow — but thrive. “It's a good small community that is bringing some great new buyers. The little town is beginning to come up, with people taking care of the neighborhood,” says Realtor Martin Villanueva who works with Realty Executives of Merced and has about two decades of experience in the area. Bringing together dedicated citizens, the Beachwood-Franklin Community for Improvement has regular events and meetings to discuss the latest projects in Franklin. One of these includes a new park, the first one in the community, as well as an updated 20-year plan, which aims to increase the community’s land by 280 acres. The new land will mostly be residential, ready to support new residents — up to a population of 9,000.

Merced Dog Park, Major Golf Sports Center and new parks in Franklin
Currently, Franklin residents have to go to Merced for parks, including the Merced Dog Park. It offers different sections for small dogs and larger dogs as well as a bocce ball court. There's one recreation space in northern Franklin: Major Golf Sports Center. It features a driving range with virtual games, batting cages and a kitchen that serves burgers and sandwiches. In September 2024, Franklin broke ground on the upcoming Franklin-Beachwood Park, a highly anticipated recreation space on about 20 acres of land. It will have picnic shelters, a playground and a walking path among 100 new trees. The project’s expected completion date is June 2026. Franklin is also planning a new skatepark with Grindline Skateparks. The construction dates are unknown, but the design plan includes bowls, quarter pipes and a down rail.

Franklin community meetings for progress
The Beachwood-Franklin Community for Improvement invites residents to frequent project meetings, with updates about the upcoming Franklin-Beachwood Park and the Franklin-Beachwood Community Plan. This outlines the plans in store for Franklin through 2040, with an emphasis on housing and population growth. The project aims to build many new subdivisions and bring in about 2,000 new residents. Neighbors also recently got together at the Franklin/Beachwood Community Clean-Up in April 2024 to pick up litter for Earth Day.
Midcentury houses, manufactured homes and contemporary homes in Franklin
Franklin is mostly composed of single-family homes, but there’s an industrial business section on the eastern side of the community. Most of the subdivisions and cul-de-sacs have midcentury ranch-style houses that range from $250,000 to $400,000. There are also two manufactured home communities in the southern section of Franklin — Merced Mobile Estates and Modern Mobile Home Park. Here homes range from $20,000 to $200,000. Northern subdivisions in the area feature contemporary homes built in the 2000s, with well-groomed yards that often feature fountains, wrought-iron fences and palm trees on over an acre of land. These can start from $700,000 and go up to $850,000. No matter which development, prospective buyers can expect well-maintained houses and friendly faces. “People moving there are being proactive, having pride in their homes and looking out for each other,” Villanueva says. Buyers should be aware that the community is at an elevated risk of fire and flood.

Merced City School District and more education
Kindergarten through third-grade students may attend Franklin Elementary School, which earns a C-plus on Niche. Stefani Elementary School serves third through sixth grades and gets a C Niche rating. Rudolph Rivera Middle School has a C-plus rating, and Buhach Colony High School has a B-plus. It features courses that support career pathways like Transportation, Engineering & Architecture and Hospitality, Tourism, & Recreation. The University of California Merced and Merced College are also nearby.

Limited retail in Franklin with easy access to shopping in Merced
In Franklin, there aren’t many stores or restaurants, but the community is accessible to retail a short drive away. “A lot of people come to Merced and go to the malls. It’s only five to seven minutes away,” Villanueva says. Franklin’s only restaurant is Yummy Thai, which serves authentic Thai boat noodles and Vietnamese pho in a casual setting. Across the street is M&A Market, a gas station shop that sells snacks and drinks. Richwood Meat Company, Inc., in the northeast part of the community, is a deli with meats like tri-tip and prime rib. The closest supermarket is a Walmart about 2 miles east of the neighborhood.
Franklin residents can find essential goods at the nearby Walmart in Merced.
Yummy Thai is a local favorite for diner in the Franklin area of Merced.

3-mile drive to downtown Merced and more transportation
Franklin is a car-dependent community. It’s about 3 miles west of downtown Merced via Ashby Road. The neighborhood is directly north of U.S. Route 99, known as the Golden State Highway. This route can take commuters to Modesto and Fresno. Those who practice can go to the Islamic Center of Merced, located in Franklin. Dignity Health - Mercy Medical Center is located about 5 miles from the community. The Merced Regional Airport is located 5 miles away, while the Fresno Yosemite International Airport is about 70 miles away.
