The area gets sunny, warm weather all year, and the prices are lower here than at other prominent retirement spots in Arizona. The 55-plus communities in cities like Scottsdale have similar benefits, but prices there are typically at least double those in Mesa. Sunland Village residents can also quickly reach Phoenix, 25 miles away, or downtown Mesa’s vibrant art scene in under 10 miles.

Buyers may choose from single-family properties, condos at Sunland Village Towers and villas, which are the string of townhouses along Carol Avenue. “If you are looking for a new build or an older home with character, Mesa has it all,” Lemley says. Ranch-style houses often bear Spanish- and Mediterranean-inspired stucco facades and have modest front and back patios. Cars park in private driveways and garages instead of the streets. Single-family homes sell between $255,000 and just over $500,000, while smaller one- to three-bedroom condos and villas start around $100,000 and reach $250,000.

The East Valley is full of town-run parks and is surrounded by the San Tan Mountains to the south and the Superstition Mountains to the east.
