Sunland Village provides recreation and activities for retirees
Close to downtown Mesa in the heart of Phoenix’s East Valley, Sunland Village offers a range of amenities tailored to a 55-plus community. “Mesa is one of the most popular areas for retirement,” says Sandy Lemley, a West USA Realty agent with five years of experience in the region. The area gets sunny, warm weather all year, and the prices are lower here than at other prominent retirement spots in Arizona. The 55-plus communities in cities like Scottsdale have similar benefits, but prices there are typically at least double those in Mesa. Sunland Village residents can also quickly reach Phoenix, 25 miles away, or downtown Mesa’s vibrant art scene in under 10 miles.
Housing options range from villas to ranch-style homes
Buyers may choose from single-family properties, condos at Sunland Village Towers and villas, which are the string of townhouses along Carol Avenue. “If you are looking for a new build or an older home with character, Mesa has it all,” Lemley says. Ranch-style houses often bear Spanish- and Mediterranean-inspired stucco facades and have modest front and back patios. Cars park in private driveways and garages instead of the streets. Single-family homes sell between $255,000 and just over $500,000, while smaller one- to three-bedroom condos and villas start around $100,000 and reach $250,000.
Locals strength-train and compete at community fitness centers
The East Valley is full of town-run parks and is surrounded by the San Tan Mountains to the south and the Superstition Mountains to the east. However, village amenities allow residents to play sports and exercise without leaving the neighborhood. The Sunland Village community center features tennis, bocce, horseshoe and shuffleboard courts. It has swimming pools, gyms and a ramada for barbecuing. The Sunland Village Golf Club offers public tee times and special leagues for women, men and couples.
Sunland Village comes together for club meetings and socials
The community association hosts numerous events throughout the year and organizes various clubs. Most activities occur in the Sunland Village Auditorium, including ice cream socials, bingo and movie nights. Guest speakers also visit and present on relevant topics, from mental health advocacy to financial planning and technology. Residents may join the Arts and Crafts League, the Songsters choir, which performs frequently, or the Pickleball Club. Golf carts, decked out in red, white and blue, parade through the neighborhood for Veterans Day, and the Christmas lights contest brightens up the holiday season. Downtown Mesa’s contemporary art museum, concert venues and theaters hold events daily.
The neighborhood has one restaurant and many nearby shopping centers
Adjacent to the Sunland Village Golf Club, Rochester’s Family Dining & Sports Bar serves pub fare and Mexican and American dishes. Fast-food spots operate out of local shopping centers, like those off the Southern Avenue and Greenfield Road intersection. Dining options also line Main Street in downtown Mesa, about 7 miles away, and Organ Stop Pizza, within 5 miles, provides specialty pies, backdropped by a pipe organ show. The Superstition Springs Center, within 3 miles, contains dozens of major retailers, including Dillard’s and JCPenney, and Safeway and Walmart are 2 miles away.
Freeways and health care are close by
Highway 60 runs about 2 miles away, just north of Banner Gateway Medical Center. State Route 202, known as the 202 freeway, is 7 miles away. Commuters reach Phoenix in 25 miles by light rail or via Highway 60 and Interstate 10. Valley Metro buses also stop along the busy streets that border the area. Domestic flights take off from Mesa Gateway Airport, 9 miles southeast, and Phoenix Sky Harbor International Airport, which offers a wider range of services, is 20 miles away.
