For more than half a century, Florida has been the first port of safety for exiles fleeing the Cuban regime. Little Havana has been their neighborhood of choice, making it the epicenter of Cuban American culture in Miami. This history has made Little Havana nationally famous as the vibrant site of food, festivals, history and music. A few years ago, the National Trust for Historic Preservation listed this enclave as a National Treasure. The neighborhood isn’t standing still, though. “There’s a trend of younger demographics coming to the neighborhood, drawn by new restaurants and bars; young people are coming in for proximity to Brickell, which has a lot of employers.” Says Javier Ortiz, who has sold homes with Douglas Elliman for over 12 years, “In Little Havana, younger people can seek single-family homes close to nightlife.”

Family recreation in Little Havana
Little Havana is a bit more urban than its namesake, but plenty of locals and visitors fill the local parks on any given day. Domino Park, officially named for the Cuban revolutionary Máximo Gómez, is nicknamed after the table game. Players excitedly slam the pieces down on tables day and night, giving this vibrantly decorated park a raucous energy. Grove Mini Park has a playground for children and barbecues for warm Florida cookouts. The whole family can catch a ballgame a block away from Grove at LoanDepot Park, where the Miami Marlins play home games all spring and summer.

It can take time to decide where to eat around here. Sala'o Cuban Restaurant & Bar hosts live music and serves Cuban dishes; the restaurant’s theme is dedicated to Ernest Hemingway, a lifelong lover of Cuba and the Florida Keys. Condos, single-family homes and multi-unit buildings decorate Little Havana
The northeastern third of the neighborhood, bordering the Miami River, is in the flood zone. Sections next to the river are mainly industrial, with a few older homes and teardown lots under construction. New apartment buildings are being constructed along 7th Street, near LoanDepot Park. Spanish-style haciendas with three bedrooms, renovated ramblers, and prewar Craftsman homes are all visible throughout Little Havana. Housing prices range from $200,000 to $400,000 for individual condos and apartments. At the same time, single-family homes will range from $450,000 to over $700,000. Finally, homebuyers seeking to purchase multi-unit properties like duplexes and fourplexes can find some from $900,000 to $2 million. Ortiz says, “Little Havana’s condos are older constructions and are mostly full of renters; a lot of renovation is being done on some of these old condo buildings as well.”

The Miami-Dade County Public Schools system serves Little Havana. Nearby options include Shenandoah Elementary, rated a C-plus on Niche, and Shenandoah Middle, rated a B-minus. U.S. Highway 41 runs from the Georgia state line south and along Little Havana's southern border. This section of the highway is called the Tamiami Trail and holds scenic views along the Atlantic Ocean. Two stops on the Miami Metrorail are also within walking distance for many Little Havana residents. Downtown is just a few miles east for simple commutes by car.
