Growing homeownership and well-maintained lawns
St. Aemilian's, like many neighborhoods in Milwaukee's northwest side, is growing in popularity with a shift towards homeownership. The neighborhood takes its name from St. Aemilian's Orphan Asylum, which operated from 1950 until 1969. The name was changed to St. Aemilian's Child Care Center and later replaced with Wellpoint Care Network, which takes up most of the neighborhood's western end today. Just as the facility saw change and growth, so does the residential half of the neighborhood today. "That area is one of my favorite spots to sell in currently," says Bret Duer, a Realtor at The Real Estate Edge, LLC. and Milwaukee resident for 17 years. "There are four or five neighborhoods in that area near the border of Wauwatosa that blend together. They're very comparable and attract a lot of attention." Close to shopping and dining and a short commute from downtown, the neighborhood's older homes see a resurgence from first-time buyers unafraid to invest in their properties. "If I were a first-time homebuyer just getting into the market, that's the area I'd be looking at," Duer says.
Recent turnover from long-time owners and landlords
Brick Cape Cods, bungalows and ranch-style homes take up the eastern half of the neighborhood on gridded streets of narrow plots. The houses, built mainly in the middle of the 20th century, range between $175,000 and $350,000, with a median price of nearly $100,000 less than the Milwaukee Metro average. "The houses are on the older side and outdated, but often in good condition, especially for the relatively affordable price," Duer says. In the past decade, the area has seen a shift in homeownership and demographics, with many long-time residents selling their generational homes and landlords listing their rental properties for sale. "The market is hot, and a lot of people moving there are young professionals with college degrees and good incomes," Duer says. Sidewalks and streets are separated by a few feet of grass and mature trees. Branches reach outwards and connect over the streets, creating a canopy of shade over the houses' well-maintained lawns and skinny driveways. Those looking to own but not deal with maintaining lawns or snow removal in the winter look to Villa Du Cour. "You get a lot for your dollar because you have a nice community with good square footage," says Realtor Natasha Duvall of Duvall Group Real Estate. "There's a pool, a community room and a nice group of people." The condos have one or two bedrooms and range between $70,000 and $130,000.

German fluency before middle school
Milwaukee Public Schools offers school of choice throughout the district, and students can attend any school of their choice if there are open seats. Emerson Elementary School is nearby and is rated a C-minus by Niche. Milwaukee School of Languages teaches sixth through twelfth grades and is rated a B-minus. C-plus-rated Milwaukee German Immersion School is east of the neighborhood and walkable for many students. It's among Milwaukee's most in-demand elementary schools, has a four-star rating from the Wisconsin Department of Public Education and has a language immersion program to help students become fluent before they enter middle school. Many of the first settlers of Milwaukee and St. Aemilian's were German, and according to census data, a significant group of St. Aemilian's residents still claim German ancestry. St. Margaret Mary School is a private Catholic school in the neighborhood's northwest corner, sharing a campus with the church.

Grabbing a takeout “rollo” from Marco’s Pizza
Lisbon Avenue is not just one of the streets connecting the neighborhood to downtown, but it's also where a few locally-owned restaurants and shops are located. Lisbon Café in the neighborhood's southeast corner serves classic American-style diner food like sandwiches and salads. Patrons regularly come in for breakfast and brunch, ordering a tall glass of orange juice or coffee with their omelets, pancakes or breakfast burritos. Marco's Pizza slings hand-tossed pizza and their take on calzones, which they call "rollos." Operating on Lisbon Avenue since 1959, it offers takeout meal deals for busy nights. Sentry Foods is just past the area's western border in Golden Valley, but major shopping is 3 miles west, past Interstate 41. Lisbon Avenue to downtown
Despite its proximity to Milwaukee's western border, St. Aemilian's is still conveniently located. "You're centrally located to jump onto any highway," Duvall says. "You can also drive seven to eight minutes along North 76th Street to major hospitals, malls and restaurants. It's all very close." Lisbon Avenue, the neighborhood's southern border, heads southeast towards downtown, only about 9 miles away. Nearby schools, grocery stores and parks make the area very walkable, and buses run along Capitol Drive and North 92nd Street. Those who rely on personal cars for commuting can park their vehicles in attached and detached garages.

Small neighborhood parks within a mile
No parks are within the neighborhood's boundaries, but many small parks, such as Kops Park and Lindsay Park, are a short drive away. Kops Park is just south of the neighborhood, with baseball fields, a playground and a splash pad. The park is also home to National Night Out. On the first Tuesday of August each year, residents can meet with government officials and police officers and discuss ways to reduce crime in the area. Less than 2 miles north of St. Aemilian's is Madison Park. More baseball diamonds, tennis courts, soccer fields and a nine-hole disc golf course are on the park's 60 acres.
