Armatage is an active community near parks and restaurants

Armatage is a southwest Minneapolis neighborhood that feels suburban but has several restaurants and parks within walking distance. Residents live in homes built in the early to mid-20th century, which come in many styles and are usually less expensive than in nearby communities. The area has an active neighborhood association that throws well-attended seasonal events. Students are zoned for a highly rated school district, and downtown is about 8 miles away.

What people often pay for bungalows, ramblers and Cape Cods

Homebuyers can find a mix of single-story Craftsman-style bungalows, ramblers and Cape Cod houses, most of which were built between 1925 and 1960. Prices range from the lower $300,000s to the upper $600,000s. There are a handful of two-story homes that sell from the lower $400,000s to almost $1 million. Duplexes and townhomes are rare, but typically sell between the mid-$200,000s and the upper $400,000s. The neighborhood tends to be less expensive than Fulton, Lynnhurst, Chowen Park/Creek Knoll and the other southwest Minneapolis communities that surround it.

The community feels suburban but is walkable

Armatage has wide streets lined with tall trees whose leaves change with the seasons. Front lawns are grassy and can feature smaller trees or bushes. “It feels tucked away, almost like a first-tier suburb,” says Elias Johnson, a Realtor with Engel & Volkers Minneapolis who lives in the neighborhood. “But there are restaurants and hardware stores and cafes and a farmers market, so you also have an urban walkability.” The area’s sidewalks are well-maintained and shaded by the trees.

Students are served by a highly rated district

Armatage falls under the highly rated Minneapolis Public School District. Armatage Elementary School also gets top marks and is in the neighborhood. Minnesota’s open-enrollment policy allows students to attend any school outside of their district that is not at capacity. There are several citywide magnet schools that use enrollment lotteries, and private schools like the highly rated Annunciation Catholic School are another option.

You can head downtown for work or to watch sports

The neighborhood is around 8 miles from downtown Minneapolis, where national companies like Target have their headquarters. It’s also where people can attend Minnesota Vikings football games at U.S. Bank Stadium and see a live performance at the Guthrie Theater. The commute can take 15-35 minutes by car, depending on traffic. Metro Transit buses make stops in the area and can get riders downtown in 40-60 minutes. Minneapolis-Saint Paul International Airport is close to 10 miles away, and the drive takes 10-15 minutes.

Spend a day at Armatage Park or by the lake

There are several green spaces within a few miles of Armatage where people can relax or stay active, as well as a few indoor options. You can visit:

  • Armatage Park, which has an ice rink, sports fields and a skate park
  • Lake Harriet Regional Park, with its beaches, a fishing pier and a boat dock
  • Lyndale Park Gardens, which is split into four themed sections
  • The Museum of Russian Art, which has a large permanent collection
  • Lock and Key Escape Rooms, which offers five escape room experiences

The Armatage Neighborhood Association brings the community together

The Armatage Neighborhood Association is known for throwing events. The organization’s annual Summer Jam combines live music, family-friendly activities, food and a beer garden. Each winter, the Fire & Ice celebration mixes ice skating, s’mores and hot chocolate. The ANA also shares financial and safety information and encourages residents to sign up for groups like the Armatage Green Team, which organizes community clean-ups among other projects.

People can walk to the area's popular restaurants

Residents can walk to popular restaurants like Colita, which serves elevated Oaxacan-style Mexican food. “Everything they do is quite good. … And there’s cool decor. There’s a giant wall of plants and ferns,” Johnson says. Pizzeria Lola blends traditional wood-fired pizza with Korean flavors, and Book Club serves New American food in a modern space. The community is around 2 miles from the 50th and France commercial district, where you can try places like Mr. Paul’s Supper Club, an upscale steak and seafood restaurant inspired by New Orleans. The district’s Coconut Thai eatery has authentic entrees.

I love all of the events that the ANA puts on. Everything is so well organized and fun. I have volunteered for Armatage events and I went to Armatage Elementary School and I absolutely love the community.
