The backcountry feel of the Northwest Antelope Valley includes wide open lots with views of the distant mountains, some featuring fenced-in pastures and horse stables. Undeveloped lots range from $7,000 for 2.5 acres of land to $6 million for about 950 acres. As for houses, prospective buyers can expect a larger inventory than in the past. “I would say the market is picking up. Now that interest rates have declined a bit, there’s more movement with people wanting to sell their homes and move,” says resident and Realtor Joy Colovin, who works with Berkshire Hathaway HomeServices. Cottages range from $300,000 to $400,000, while contemporary New Traditional houses are priced between $600,000 and $1.1 million. Ranch-style homes that come with horse corrals range from $800,000 to $2.5 million. “People move here for the affordability of housing and a growing community,” Colovin says. Soon the area may experience a large shift, with the development of a master-planned community called Centennial. Expected to be completed around 2035, it will include about 20,000 homes for a population of approximately 57,000. However, the project was recently rejected by a judge for an inadequate environmental report, leaving the plan up in the air.Antelope Valley California Poppy Reserve and more nature-focused recreation
The vast desert terrain offers a variety of outdoor recreation spaces, including the centrally located Antelope Valley California Poppy Reserve. “I live down the street from the poppy reserve. In a good poppy year, it’s like living in the movie ‘The Wizard of Oz’ when Dorothy falls asleep. It’s awesome to see the desert transformed into such beautiful color,” Colovin says. With wildflower season lasting from mid-February through May, locals and tourists alike wait for the rare superbloom: blankets of orange poppies with pops of purple lupine covering the park’s rolling hills. Here visitors can hike through the fields of flowers and look for wildlife, including meadowlarks and gophers. At Arthur B. Ripley Desert Woodland State Park, on the western half of the community, there are 565 acres of natural scenery and short hiking paths next to juniper trees and Joshua trees, which bloom in the spring. The Pacific Crest Trail runs through Northwest Antelope Valley, crossing through Neenach on the western side of the community. The 2,650-mile-long trail goes from the Mexico-United States border to Canada. With an average high temperature of 91 F in July and August, the area has severe heat risk. This contributes to other climate issues in Northwest Antelope Valley, including severe air quality and wildfire risk. About a mile east of the poppy reserve, the Art in Residence is an outdoor sculpture park that rotates its pieces, from metal creations to augmented reality works. The Antelope Valley Rural Museum in Lancaster, about 20 miles from Northwest Antelope Valley, exhibits the local history of the region, with farming equipment and other artifacts. “There’s some pretty interesting history around here,” Pendergast says. “Locals will tell you stories about the old-timers who used to live here and fly for NASA at Edwards Air Force Base – the history makers like Chuck Yeager and Neil Armstrong.” Also in Lancaster, the Museum of Art and History features contemporary art and changing exhibits like the 2024 “Desert Forest: Life with Joshua Trees.”Dining and shopping at the Wee Vill Market, Neenach Cafe & Market and more
While retail is limited within Northwest Antelope Valley, there are a few places where residents can go out to eat. The Neenach Cafe & Market, located on the western side of the community, is a gas station one-stop-shop. Here locals can find snacks, hiking supplies and a small eatery, which doesn’t have indoor seating but offers a shaded patio with views of the desert and the mountains. On the eastern side of the region, Iron Cactus Restaurant is a refined yet rustic spot that serves craft cocktails and steak. At the centrally located Wee Vill Market, locals can expect a casual roadside market with a small eatery inside, which grills burgers and burritos. The closest supermarket is a Food 4 Less in Lancaster, located about 20 miles away from Northwest Antelope Valley.Westside Union public schools, including Del Sur Senior Elementary School
Serving kindergarten through eighth grade, Del Sur Senior Elementary School has a C-plus on Niche. It features extracurricular activities, including Garden Club and Interact Club, a community service group. Depending on where they live, students may go to different high schools. Lancaster High School has a B-minus rating, while Quartz Hill High School has a B-plus.A 30-mile commute to Lancaster and 50 miles to Edwards Air Force Base
Northwest Antelope Valley is a car-dependent area. Via state Route 138, it’s about 30 miles from downtown Lancaster. Many locals also use the same route to commute to the Edwards Air Force Base, which has an outpost of NASA, located about 50 miles away. The base doubles as a classified Air Force manufacturing facility, where aircraft manufacturers such as Boeing and Lockheed Martin operate. “Now Space X operates out of there too, and locals can watch test flights,” Pendergast says. “You can see some pretty cool things flying out there in the basin.” For the closest medical services, residents can drive for about 30 miles to the Antelope Valley Medical Center in Lancaster. The Hollywood Burbank Airport, which is the closest major airport, is located about 70 miles away.
