Lower Roseville blends history and modernity
Situated next to both the gorgeous Branch Brook Park and the academic hub of University Heights, the Lower Roseville section of Newark has a rich heritage, a wealth of vintage homes, and a local dining scene just waiting to be explored by those looking to settle down in Newark.
Lower Roseville originated as the city’s “Rowesville” neighborhood, which was developed from an agricultural community into a residential area teeming with Victorian homes after the Civil War. For years, Roseville was a suburban neighborhood of Newark, but developed into an urbanized community and a hub of diversity during the 1950s and 1960s. Transportation has always been an essential characteristic of the Lower Roseville living experience, as the rise of the railroads led to Roseville’s initial growth, and, today, Roseville is located immediately next to the Essex Freeway and the NJ Transit light rail lines.
Large vintage homes at competitive prices
This community enjoys an abundance of large colonials and Victorians, giving this neighborhood a vintage feel, yet for incredibly competitive housing prices. Realtor Corey Jones says, “Everything in this section is going to be your larger, colonial-style home. You have some history, though it occasionally needs some work.” Homes vary in price from $300,000 to $800,000, reflecting this neighborhood’s housing diversity and ability to accommodate most homebuyers’ budgetary expectations.
Park Avenue has diverse dining options
Lower Roseville is a primarily residential neighborhood, with few businesses and a relatively quiet atmosphere. However, this community does include its very own selection of dining establishments, with diverse menus and dishes for every palate. Park Avenue is home to restaurants such as Orange Kitchen, a Chinese takeout venue known for its large portions of Cantonese classics. Meanwhile, Cooper’s Liquors and Deli has a time-honored corner deli feel, serving well-stocked sandwiches such as the famous Reuben. La Esperanza highlights Newark’s growing Latino culinary scene, inviting customers to try Caribbean staples such as pernil and rice and beans, while Jack’s Bar, a local fixture, offers an old-school bar experience with its wide selection of drinks and its loyal clientele.
Public, private, and charter schools in Lower Roseville
Local schools include the E. Alma Flagg School, which serves students from kindergarten through 8th Grade, as well as a selection of charter schools and institutions for academically gifted students. Jones says, “There are very high-performing, selective public schools such as Science, as well as charters that rate very high and private parochial schools. There are options outside of just the local public schools.” Among these schools is Philip’s Academy Charter School, located just around the block from Lower Roseville on Central Avenue.
Higher education and Branch Brook Park within a few blocks
Residents of Lower Roseville not only live within a few blocks of the Rutgers School of Dental Medicine and the New Jersey Institute of Technology, but the prominent Branch Brook Park, which features miles of walking and biking trails, as well as several sports facilities and a concert grove for outdoor amusement.
Light rail for commuting to Jersey City or New York City
Lower Roseville residents have the benefit of access to the local light rail, which takes commuters to Newark Penn Station, and from there into the economic centers of Jersey City and New York City.
