A peaceful community in Boston's North Shore

Surrounded by the Merrimack River and the Artichoke River on three sides, Old Ferry Road is a sylvan neighborhood in the coastal city of Newburyport. The community is home to expansive forests and green spaces, including Maudslay State Park and Moseley Woods, while spaciously spread, idyllic New England homes sit on the rustic, wooded landscape. Maudslay Arts Center, a popular music venue, and the non-profit drama performance program, Theater in the Open, take root in the neighborhood, giving the otherwise peaceful community a vibrant cultural presence. Old Ferry Road is also situated 2 miles west of downtown, making it easy to get to the waterfront restaurants and parks and the MBTA commuter rail station in the city center.

Single-family homes along the Merrimack River

Most homes were built between the 1950s and present day, but there are a handful of historic residences from the 1850s. Housing options include Garrison-styles, Colonial Revivals, Cape Cods and ranch-style homes. Many newer builds from the current century are in subdivisions and include Contemporary or New Traditional architecture. Listing prices for single-family homes are usually between $700,000 and $1.5 million, with 5-acre waterfront estates fetching $3 million. Lot sizes vary from a quarter-acre to over 2 acres, and properties are usually covered by towering trees and hedges. Converted condo units from the late 1800s can go for $250,000, and those built recently in the 2000s can fetch up to $500,000. Townhouses from the 1980s and the 1990s often sell between $500,000 and $600,000. Most streets are narrow, one-lane country streets, and sidewalks aren’t very common. “Newburyport was always a destination to come visit,” says Kevin Fruh, senior vice president of Gibson Sotheby’s International Realty and a Newburyport native. “Then people thought, ‘I’m going to live in the cool tourist town.”

Abundant trails at Maudslay State Park

Known as the former Moseley Estate, Maudslay State Park has over 480 acres of woodlands, 19th-century gardens and 16 miles of trails. In the spring season, people can hike or bike among the flowering trees, and equestrians can view the mountain laurels and stone bridges on horseback. When late spring and early summer arrive, people come for picnics and to see rhododendrons and azalea blooms. Theater In the Open, the city’s outdoor live theater program that brings residents free performances and youth art workshops, hosts its annual fundraising interactive play “Maudslay is Haunted” at the state park in October. In winter, Maudslay becomes a popular cross-country skiing destination. Other hiking spots include the William Lloyd Garrison Trail and the grounds of Moseley Woods, and there are also kayaking launch sites along the Merrimack River. Abutting the neighborhood, Atkinson Common has sports fields and tennis courts. People also go to Waterfront Promenade Park to take walks by the riverfront, and children can swing or play sports at Cashman Park.

Newburyport's high school has an A Niche grade

Newburyport Public Schools has an overall B-plus Niche rating, with a student-teacher ratio of 10-to-1. Students begin at Francis T. Bresnahan School, which has a B-plus score and serves prekindergarten to third grade. Students then continue to the B-minus rated Edward G. Molin Upper Elementary School for grades 4-5, and then advance to Rupert A. Nock Middle School, which scores a B. With Advanced Placement and dual-enrollment courses, a biology and conservation-focused curriculum and career programs in IT and pathology, the A-rated Newburyport High School provides students with a comprehensive academic experience. Newburyport High also has a tradition called the ALS Cup, a soccer game and fundraiser for ALS research, and the Newburyport girls' soccer team remains undefeated in the ALS Cup, with 22 victories and counting.

Festivals abound in Newburyport

Newburyport has many annual festivals and events. In spring and summer, people celebrate the community with the Newburyport Spring Festival at Waterfront Park, the Greek Food Festival in July and the waterfront movie series in August. The city also has a lively art presence, with art walks and the Newburyport Documentary Film Festival in the fall. Each winter, holiday lights decorate the community, and residents can enjoy the Santa parade, holiday house tours and winter carnival with sled and hayrides. “I invite people to my house for the Santa parade,” Fruh says. “It’s fun to live here.” During Hanukkah, the city places a menorah in Market Square and lights a candle every night.

Navigating into Boston

With Interstate 95 passing through the car-dependent community, residents have convenient access to highways and transportation. Seabrook, New Hampshire is about 25 miles away, and downtown Boston and the Boston Logan International Airport are less than 40 miles south. Commuters can also reach the capital city via the commuter rail from Newburyport, which goes to North Station in Boston. Anna Jaques Hospital is about 1 mile away, and the area has a crime score of 3 out of 10, lower than the national average of 4.

Market Basket, Shaw’s, Marshalls, local businesses and familiar chains such as Panera Bread are located along the community’s main thoroughfare, Storey Avenue. Fil-Mart Eatcetera, a Filipino grocery store that serves specialty drinks like Halo-Halo and cooked meals wrapped in banana leaves on the weekends, is a local staple in Port Plaza. A homestyle Italian eatery, Giuseppe's, is several blocks away, and people can get a scoop of ice cream at Hodgies Too of Newburyport. Other popular restaurants are concentrated in the city’s downtown area by the Merrimack River, including Park Lunch for American fare and The Grog, which serves gastropub classics and has live music.
