Broadmoor Sea View is one of the few places in America where streets are exclusively named after boats. “The yacht streets” to locals, this guard-gated community has cul-de-sacs on Yacht Resolute, Yacht Truant and Yacht Colina, and a luxurious lifestyle matches that aesthetic. Broadmoor Sea View Community Association ensures landscaping is well maintained, and trees line sidewalks that lead to private recreation spaces. Still, most homes have more modest square footage when compared to the rest of Newport Beach. “Sea View is popular because it’s a gated community where the houses are mostly single story,” says Annie Clougherty, a Realtor with Compass and a Newport Beach native. She’s sold properties in the area for 20-plus years. “It’s diverse, but people that live over there tend to be retirees or people looking to downsize. You’ll have people buy across the street in Harbor View Homes, and then they sell the house and come here.” That tendency to downsize doesn’t apply, though, in Harbor Hill. An adjacent gated community with fewer homes, this northern area has mansions and sprawling lots.

Close-together properties in Broadmoor Sea View usually have between 2,000 and 3,000 square feet of interior space, while front and backyards are minimal. They’re mostly ranch-style homes with traditional or Spanish architecture, built in the late ‘70s and ‘80s. They start at $2.8 million but can reach $4.1 million with more room and renovations. That’s more budget-friendly than Harbor Hill, where large estates are between $4.9 million and $5.5 million. While home supply is consistent, this area is highly sought after. The average price spiked nearly 30% between February 2023 and 2024. The neighborhood’s CAP Index Crime Score is a 2 out of 10, less than the national score of 4.

Big Canyon Country Club is nearby with 18 holes, but its membership is by invitation only. Newport Bay and Newport Beach are a short drive south.

Hopping onto San Miguel Drive and OCTA buses
Broadmoor Sea View is a small area with sidewalks, catering to pedestrians. Still, most people drive around Newport Beach. The community has two exit gates that lead to San Miguel Drive, the main thoroughfare. This road connects to MacArthur Boulevard and, after a couple of miles, the Pacific Coast Highway. A substitute for car travel, Orange County Transit Authority operates bus route No. 79 along San Miguel Drive, and it stops right outside the neighborhood’s gates.
