Candlewood is a lakeside community in west Omaha, about 16 miles from downtown on the West Dodge Road corridor. The neighborhood surrounds its namesake reservoir, which spans more than 30 acres and entices residents to cast a fishing line, go for a swim or paddle around in a canoe or kayak. In addition to outdoor recreation, Candlewood has plenty of retail and restaurant options, so you don’t have to go far from home to grab groceries or dinner out.

Candlewood housing styles and property sizes

Lakefront properties give Candlewood unique appeal, but not every home has direct water access. “There are huge houses over there that are on the lake, and very affordable townhomes on the outskirts,” says Julie David, a real estate agent with Nebraska Realty who has 22 years of local experience. “There are multifamily apartment buildings around there, too. There’s something for everyone.” Single-family options include ranch-style, split-level and New Traditional homes, most built between the 1960s and the ’80s. Lots typically measure between one-third and half an acre, with generous driveways and tree-studded yards.

What Candlewood homebuyers can expect to spend

The neighborhood’s median home sale price of $330,000 is slightly above the citywide median. Homes here usually sell from the upper $100,000s to the lower $700,000s after spending an average of 23 days on the market. Condos and townhouses usually land on the lower end of the pricing spectrum, while large lakeside homes tend to fetch the highest prices. Similarly, the Candlewood HOA charges annual fees based on property assessments. Because lake maintenance is one of the biggest expenses, dues are typically higher for lakefront lots that benefit the most from the reservoir. The HOA’s bylaws are pretty strict, too. If you want to make any changes to exterior spaces, such as landscaping, painting exterior walls or adding a deck or patio, you’ll need written approval from the Architectural Committee.

Outdoor life revolves around Candlewood Reservoir

Candlewood Reservoir is the crown jewel of the community. Even if your home isn’t right on the water, you can take in the view from the small parks and benches that are sprinkled along the shoreline. Lake access is restricted to residents and their guests, and there’s no public boat launch, which helps the area maintain a tranquil atmosphere. “People have paddleboard boats or kayaks and maybe do a little fishing, and there’s a little beach over there,” David says, “but it’s not speedboaty or anything like that.” While swimming in the lake is generally permitted, the county health department has advised against it in the past due to toxic algae blooms.


Moving away from the lake, Ridgefield Park has a cute playground tucked behind a circle of homes, and Candlewood Park offers a walking trail and picnic spots. Miracle Hill, a golf and tennis facility with an 18-hole championship course and eight outdoor courts, borders the neighborhood to the east.

Kids can attend schools in the Omaha Public Schools district, including the highly rated Columbian Elementary. The elementary school serves students from prekindergarten through sixth grade and offers before- and after-school clubs with activities, games, homework time and free play. These programs are so popular that there’s usually a waiting list to join.

Commuting to Midtown and Downtown is quicker by car

West Dodge Road, one of the city’s primary thoroughfares, runs along Candlewood’s southern edge and leads directly into the commercial areas to the east. Commuters to Midtown Crossing have a 10-mile drive, and it’s about 16 miles to Downtown Omaha. Metro buses serve the neighborhood, but most people in Omaha rely on cars. Bus transportation is especially inefficient this far west of downtown. While commuting to downtown and Midtown Omaha should only take about 20 minutes by car, it can take almost two hours if you rely on the bus.

Shopping centers and casual eats are close to home

The Linden Market shopping center sits at the intersection of 132nd and West Dodge. The one-stop destination includes:

  • Pets Discount for organic pet food
  • Great Clips hair salon
  • Dining options like Five Guys, Noodles and Company and The Linden House
On the other side of the neighborhood, you’ll find another shopping complex with a Costco and a Menards home improvement store. There are also a couple of restaurants near Blondo Street, including Goose 120, which has cultivated a strong local following for its tasty pasta dishes and laid-back atmosphere.

Social events and an HOA newsletter keep the community connected

The Candlewood HOA hosts numerous social events. While the actual list may vary from year to year, here are a few recent examples:
