Champions Run offers a country club lifestyle in Omaha
Champions Run is a golf community with stylish homes and upscale amenities in northwest Omaha. The 18-hole course was built in the early 1990s, but frequent upgrades keep the area looking fresh. In addition to the onsite restaurants and recreation, you’ll have access to Tranquility Park and several shopping centers across West Maple Road.

Homes in Champions Run are mostly New Traditional and contemporary builds from the 1990s, with architectural details like exterior brick, gabled roof accents and arched windows and doorways. Lot sizes are generous by city standards, typically measuring about a third to half an acre. Many houses have cathedral ceilings and fireplaces, and some are right on the golf course.
Depending on which area you live in, you’ll probably have monthly HOA fees ranging from around $50 to $170, and you’ll need approval if you want to make any major home improvements. “Some people are progressively keeping them up; some people have left them the way they were,” says Matthew Rasmussen, a real estate agent with Nebraska Realty who’s in his 26th year of selling in the area. “They’re mostly in pretty good shape.” Some communities, like the Eagle Run West Homeowners Association, have strict rules about appearance and maintenance, and they’ll start hitting you with fines after one initial warning.

Housing prices compared to neighboring communities
The median home sale price in Champions Run is over $1.2 million — roughly $1 million higher than the citywide median. Recently, a smaller New Traditional home sold in the mid-$500,000s, and luxury properties with four to six bedrooms went for over a million. Since there are just over 100 homes in the community, turnover is limited, and resale appeal is high. Properties usually sell within three weeks of entering the market.
If you’re looking for lower prices in the same area, you might consider the neighboring Eagle Run golf community, where the median sale price is $462,500. Prices are even lower in other nearby neighborhoods like Hillsborough, Nelsons Creek and Sun Ridge, but those places don’t offer the luxury amenities that you’ll find in Champions Run.
Country club memberships offer access to swimming and golf facilities
The Champions Run country club offers two membership tiers: social and golf. Social members enjoy unlimited access to the swimming, tennis and fitness facilities and limited access to the golf course. When you sign up for the golf membership, you get the same privileges as social members, plus unlimited use of the golf facilities. “Right now, they’re doing maintenance on the course,” Rasmussen says. “Redoing a lot of the course and kinda updating everything.” Completion is slated for early spring 2026. Golf memberships are very popular, so there's usually a waiting list.
The aquatic center has a large pool with a waterslide, a splash park and a rock wall for climbing. Aquatics fitness programs, junior events and swimming classes are available. You’ll find four tennis courts and eight indoor/outdoor pickleball courts at the Racquet Sports Center, and you can head to the fitness center to lift weights, jog on the treadmill or take a spin on a stationary bike.
About a mile away, Tranquility Park offers outdoor fun with an indoor ice-skating rink, sports fields, wooded paths and an open grassy area where kids can run around. The park is in the midst of an improvement project that should add synthetic turf fields and a modern trail network. Improvements should be complete by 2027.

You don’t have to go far outside the neighborhood for the basics. Target, Kohl’s and Baker’s supermarket are just north of West Maple Road, along with plenty of chain restaurants and local joints like Stokin Goat and Porky Butts BBQ. Trader Joe’s is about 5 miles away on Pacific Street, and the drive takes about 15 minutes.

Kids can attend any of several public or private schools nearby
Students can attend schools in the Omaha Public Schools district, including Picotte Elementary, which is just outside the neighborhood. There are several private options nearby as well, including:
St. Vincent De Paul Catholic School, serving students in PK-8
Quest Forward High School, which is highly rated and encourages independent thinking
Legacy School, a top-rated PK-5 school with small class sizes
Buffett Middle School offers a great education for middle schoolers.

Champions Run is about half an hour from Downtown Omaha
Well-maintained sidewalks make it easy to stroll to the golf course or clubhouse, but since Omaha’s Metro bus routes aren’t very convenient for this neighborhood, you’ll need a car for work and running errands. Downtown Omaha is about 10 miles away, and the commute takes roughly 25 minutes to half an hour. Eppley Airfield is also about half an hour away.
