North Central Omaha offers outdoor recreation and highway access

North Central Omaha is a patchwork of residential pockets and country roads about 10 miles from the downtown district. Cunningham Lake, a 390-acre reservoir, is the star attraction, drawing anglers, boaters, campers and hikers from all over Omaha. While the area feels far removed from the urban grind, major highways like Interstate 680 and state Highway 133 keep commuters connected to the core of the city.

Housing styles and prices vary widely across the region

Because this region is so large, buyers can choose from a broad variety of home styles and price points. Build dates range from the mid-1900s to the 2020s, and the architectural landscape covers everything from midcentury ranch-styles and split-levels to large custom-built houses. Manufactured homes often sell for under $100,000, while New Traditionals from the early 2000s can fetch prices in the upper $600,000s. Although that’s quite a broad range, the median sale price is around $300,000, which is in line with the citywide median. Nebraska’s property taxes, meanwhile, are higher than the national average, but those amounts vary based on the home’s value.

Outdoor recreation centers on Cunningham Lake

Outdoor lovers should feel right at home here. Somerset Park is tucked into a residential area near the interstate, with a playground, baseball fields, a covered picnic area and a walking path that winds along Little Papillion Creek. Baseball leagues compete at The Yard, a well-maintained network of fields with dugouts and a concession stand. But Cunningham Lake is the crown jewel of the region. Here are some of the activities you can enjoy at the lake:

  • RV camping at dog-friendly sites
  • No-wake boating, with kayak and SUP rentals available on-site
  • Fishing for largemouth bass, catfish and crappie
  • Horseback riding on designated trails
  • Hiking or biking on the scenic trail encircling the lake
HobbyTown USA, a national chain specializing in toys and collectibles, is another local attraction. This location features Hobbytown HobbyPlex, an indoor off-road RC complex.

The Cunningham Commons project will enhance the lake and park

The community broke ground on Cunningham Commons in April 2026, marking the start of a nearly $20 million project. Plans for the four-season community hub include the following features:

  • Nature-based play areas
  • Fishing piers
  • A bike park with mountain biking trails
  • Gathering spaces for events and private functions, including weddings
  • A concession area
The project is slated for completion by the end of 2028.

North Central Omaha is about 10 miles from downtown

While some Metro bus routes serve the area, Omaha residents usually rely on cars, especially this far outside the city center. Downtown Omaha is typically about a 20-minute drive away, depending on your starting point and current traffic. Driving to major employers like the University of Nebraska Medical Center and the businesses at Midtown Crossing usually takes 15 to 20 minutes. “This is a really accessible location, even though there’s plenty of room to breathe,” says Andrea Marzullo-Lane, a Realtor with BHHS Ambassador Real Estate who’s been selling in the area for about 20 years. “It’s super close to schools, shopping and restaurants, and you can easily jump on I-680 to get where you need to go.”

Omaha Public Schools, the state’s largest district, serves local students. Assigned elementary and middle schools vary based on home address, but most kids are zoned for Northwest High, which is a couple of miles south of Lake Cunningham. During the 2023-24 school year, Northwest became the first high school in the district to offer an early college program. Students can start earning credits through Metropolitan Community College as early as freshman year.

Local shopping and dining spots cover the basics

Cherry Hills Plaza offers casual dining near the I-680 and Highway 133 interchange. Legends Patio Grill & Bar is a lively sports bar with outdoor seating, and the pasta dishes at WD Cravings earn high marks from locals. Soft-serve ice cream is the specialty at Zesto, but the menu also includes drive-in staples like chili cheese dogs and curly fries. Across the interstate, Walmart provides a convenient grocery option.

Breaking down the different sections of North Central Omaha

North Central Omaha covers a lot of ground, both geographically and in terms of what it offers homebuyers. In the northern reaches, you’ll find quiet rural living, plus tons of recreation at Cunningham Lake. On the other hand, residential areas just south of I-680 are close to Northwest High and convenient for commuters. Finally, the land to the west of Highway 133 has seen a lot of recent construction, so homes there tend to be newer, but prices are typically higher as well.
