“Young busy families are easily attracted to North Omaha. Area homes are roomy enough for growing families, schools are nearby and you’ll find great parks in every direction,” says Will Hagel, Realtor with BHHS Ambassador Real Estate. The neighborhood is close to historic Benson but offers homes with more competitive pricing. “Another thing that sets North Omaha apart is the prevalence of mid-century modern ranch-style homes and split levels, which are becoming popular again. Homebuyers are often surprised to find many of them well-updated or fully renovated.”

North Omaha is extremely well-located which is another reason homes move quickly. The area developed over time and some would say thoughtfully. You’ll find homes from the 1920s through the 1970s. Wide streets are lined with massive maples and oaks. And with sidewalks and mature landscaping all around, you won’t believe that you’re less than a 10-minute drive to downtown Omaha. While the average home price in the area over the past nine months is about $195,000, prices will vary depending on location and condition. You can find renovated split-levels with three-bedrooms and 1,400 square feet for around $210,000. Well-cared for raised ranch-style homes from the 1960s with just over 3,100 square feet can be found for about $255,000.

North Omaha encompasses approximately 15 square miles and has major parks in every direction: Fontenelle Park to the east, Benson Park to the west, Orchard Park to the north, and historic Memorial Park to the south. You’ll find four city parks inside North Omaha and several more just outside the neighborhood limits. Benson Park’s 217 acres offer baseball and soccer fields, basketball and tennis courts, a fishing lagoon, and plenty of open space. Benson Park Pavillion is a sought-after location for meetings and events. It can accommodate about 60 people, has a large kitchen and an expansive front porch. Churchich Park offers 12 well-cultivated acres near the corner of 50th and Grover Avenue with a baseball field, horseshoes, basketball and tennis courts, walking paths and a large playground for kids.

Area children can attend Fontenelle Elementary from pre-K through fifth grade. They have an admirable student-teacher ratio of 11 to 1. Monroe Middle offers a Gifted & Talented program as well as a variety of clubs including Book Blasters, African American History Challenge and Robotics. Benson Magnet High offers AP and honors classes and a Career Academies concentration in one of the following three content areas: Design & Construction, Business & Entrepreneurship, and Health Professions. Academies provide exposure to content-specific curricula and real-world applications, as well as partnerships with local businesses.

North Omaha and nearby historic districts offer no shortage of dining venues to explore. If you’re a sushi lover, visit Yoshitomo on Maple Street. Reviewers praise the quality and creativity of this small but intimate venue where the chef has been nominated for a James Beard award. Abelardo’s Mexican Fresh is a mid-west franchise dedicated to serving tacos, burritos and tostadas with the freshest ingredients every day.

Shopping venues range from small boutiques to strip malls, urban thrift to upscale fashions. Lyree Lovely Jewels offers on-trend jewelry, accessories, scarves and more. Neatly tucked away in Stockyards Plaza, Urban Casual offers a huge selection of t-shirts, hoodies, shorts, shoes and accessories. When you’re ready to stock up your new home with sheets, towels and home décor, Walmart Supercenter is nearby at 50th Street. Baker’s supermarket has everything your kitchen needs, plus a pharmacy and a garden and patio center.

You’ll find it hard to beat the mix of amazing assets North Omaha offers homeseekers. With parks in every direction, affordability right at hand, and accessibility to schools and shopping making each day that much easier, you’ll certainly enjoy the hunt for your perfect home in 68104.
