Summerwood is a West Omaha suburb with an influx of families

Summerwood is a residential area of West Omaha, just east of Zorinsky Lake. Located about 15 miles outside of Downtown Omaha, the neighborhood appeals to commuters and families seeking a quieter pace of life. “I chose it because I love this pocket of Omaha,” says Kirstie Thomas, a Realtor with Real Broker and local resident. “For a potential buyer, the school district is good, and it’s close to everything you want to get to without being too far west. It’s a good, blended balance — there’s city life, but it’s also a cozy neighborhood.” According to Thomas, the neighborhood’s beginning to undergo some turnover. “A lot of people who have lived in these homes for 30 plus years are starting to move out,” she says. “And these families in their 30s and 40s with little kids who want an established neighborhood are moving in.”

Homes from the 1980s and 1990s often have updates

Summerwood has a classic suburban feel, with green lawns, shaded sidewalks and personal driveways with basketball hoops. Kids can play in cul-de-sacs, and streetlamps keep things illuminated at night. Housing options are primarily single-family homes from the 1980s to the early 2000s. It’s common to see ranch-style homes and split-level houses with New Traditional influences, as well as some Colonial Revival architecture. Prices range from $300,000 to $430,000, depending on size and level of renovation. “Even though some homes are more 80s-style, people have taken the time and energy to update them,” Thomas says. The neighborhood is also home to the Brookstone Village retirement community and the Westport on the Lake apartment complex.

College credit at Millard Central High School

On the west side of the neighborhood, students are zoned to attend Ackerman Elementary School, rated A-minus by Niche, and Andersen Middle School, which earns a B-plus. To the east, kids are zoned for Bryan Elementary School and Central Middle School. Both schools receive B grades. All of the neighborhood is served by Millard South High School, which has a B-plus. Millard South High School offers an Early College Program in partnership with the University of Nebraska Omaha and Metropolitan Community College. Students in the Early College program can graduate with an associate degree or earn credits towards a bachelor’s degree. For private school options, Skutt Catholic High School is around 1 mile north.

Waterside fun and outdoor concerts at Zorinsky Lake

The neighborhood borders Zorinsky Lake, a prominent hub for fishing, kayaking and scenic walks in West Omaha. The parkland surrounding the lake includes sports fields, as well as playgrounds and a public swimming pool. In the summer, the lake comes to life with Live on the Lawn, an outdoor concert series. Residents can also walk to Walnut Grove Park for wooded walking trails around a central pond. “We are so close to a major lake and park — you meet people and run into your neighbors in that way,” says Thomas. “Even in the wintertime, I get outdoors.” When cold winters blow in, Zorinsky Lake is open for ice fishing and cross-country skiing.

Close to shopping, dining and a hospital

According to Thomas, suburban convenience is a large draw here. “You can get to anything — gas stations, restaurants, a hospital — all within 5 minutes,” she says. She mentions that some notable eateries in the area include La Mesa, known for its Mexican food, and Charlie’s on the Lake, which has a waterfront patio. Less than a mile away, Vidlak’s Family Cafe is a West Omaha staple that stays busy for breakfast. “On a Sunday morning, you can’t get a table there,” Thomas says. “It’s family owned and has really good service.”
Just over a mile south, there’s a Hy-Vee for groceries, and just over a mile north, the Oak View Mall area has shops like Barnes & Noble and Dillard’s, although many storefronts at the mall have closed in recent years. The only full-service hospital in West Omaha, CHI Health Lakeside, is just over 2 miles away.

Interstate 80 connects to downtown Omaha in 15 miles

Downtown Omaha is just over 15 miles away via Interstate 80. The drive can take 20 minutes, but Thomas says it’s often longer during rush-hour traffic. There aren’t any bus lines that run through the neighborhood, so it’s a very car-dependent area. However, there are nearby commuter parking lots on Q Street and West Center Road, where buses connect to the heart of the city. To get to the airport, Eppley Airfield, it’s just under a 20-mile trip.
