Ranch-style homes are prevalent; lakefront homes are a highlight
Housing is highlighted by a mix of ranch-style and midcentury-modern homes, typically featuring private driveways and mid-sized to large yards. Ranch homes offer garages, while midcentury-moderns have carports. Prices of these homes generally range between the low $300,000s and the low $400,000s. Smaller traditional homes that start in the low $100,000s can be found on the neighborhood’s south side closest to State Road 408, also known as the East-West Expressway. A small collection of larger waterfront homes is located on setback lots between Tampa Avenue and the lake. They are priced between $500,000 and $1.5 million and can feature private docks. “If you want to buy a house on the water in Orlando, this is a great place to look,” Warriner says. “You can have motorized vehicles on the Rock Lake; not every lake allows that.”

Elementary school is conveniently located in the neighborhood
Rock Lake Elementary School, located in the heart of the community, features popular art and music programs. The school, C-rated by Niche, recently received a ‘B’ in performance from the Florida Department of Education. Older students can attend Carver Middle School, also C-rated, and Jones High School, rated B-minus. The latter is the oldest high school in Orlando. It offers the prestigious International Baccalaureate Programme, an educational track designed to prepare students for success in college and beyond.
Younger students may attend Rock Lake Elementary School.

Neighborhood center offers an array of recreational options
Neighborhood activity is concentrated at the Rock Lake Neighborhood Center. In addition to the athletic amenities and youth leagues it provides for residents interested in basketball, tennis, football and soccer, the center also provides mentorship programs for 11- to 14-year-olds and offers afterschool and summer camps. Residents also have access to Lake Lorna Doone Park, which recently was transformed into the premier urban park in west Orlando. It is located adjacent to Camping World Stadium, which hosts year-round events that include college football games, premier soccer matches and large-scale concerts.

Easy access to the heart of Orlando
Due to the neighborhood’s location, residents can hop on the East-West Expressway and connect directly to Interstate 4 in the heart of downtown just 2 miles away. There they can access an array of premier attractions that includes the Dr. Phillips Center for the Performing Arts and the Amway Center, home of the NBA’s Orlando Magic. Bus stops scattered throughout the neighborhood provide convenient public transportation, especially into the downtown area, where SunRail commuter train and Amtrak service is available. Lotte Plaza Market offers food from around the world
SShopping and dining options are limited in an area traditionally known for being a food desert. However, the Colonial Drive corridor, which runs along the neighborhood’s north side, features the Lotte Plaza Market, a large grocery store that specializes in Asian foods but offers much, much more. “They have all kinds of unique foods, including a French-Vietnamese bakery on-site. I’ve never been to a place that has so many kinds of food from so many places,” Warriner says. “It’s not a quintessential American grocery store, so you can’t get everything, but if you want milk or eggs or toilet paper, they have it. It’s one of my favorite new spots in Orlando.” The nearby Magic Mall is an enclosed flea market-style collection of vendors offering an eclectic collection of goods and services. Sy’s Supermarkets in neighboring Parramore is a traditional grocery option. Caribbean Sunshine Bakery, which serves up Jamaican favorites for breakfast, lunch and dinner, is a popular neighborhood eatery.
