Lower-priced options next to Route 101
Oxnard's neighborhoods near Route 101 tend to have the highest prices in the city, but El Rio West offers lower-priced options with the same convenient location. It's also next to the Collection at Riverpark, the area's largest shopping center. "It's a really fun spot to be right next to Riverpark. You can walk to all sorts of shops and restaurants," says Doug Needham, Realtor with Coastal View Real Estate, who's lived in Ventura County for over 35 years. Prices are lower than those of neighboring suburbs like Town Center and South Bank because the homes are smaller and the neighborhood itself has fewer amenities. However, El Rio West's small size means that pretty much anywhere in the neighborhood is walkable. Plus, Oxnard Beach is just 9 miles away. "Oxnard is such a well-kept secret, and this neighborhood is a great example of what you can get," says Needham, "It's one of the last places in Southern California where you can live near the beach for a reasonable price."

Shop and dine at the Collection at Riverpark
The Collection at Riverpark is the city's largest shopping center, and it's walkable from many homes. This expansive outdoor mall has many retail shops like Lululemon, H&M and REI. There's even a Whole Foods for specialty groceries and a Target for any genre of shopping needs. The Collection's Annex Food Hall has become one of the city's most popular dining environments. This market-style hall has variety of options, such as Silverlake Ramen or Burnin' Mouth Hot Chicken. After grabbing a bite and a beverage from Bottle & Pint, folks can enjoy their meal at communal tables. Stand-alone restaurants like Los Agaves are popular for date night, or try the Cinemark Century Movie Theater. One of the few things the Collection doesn't have is big-box shopping, but that can be found at Walmart across Route 101 or Costco and Sam's Club 2 miles east.

Live music at the Collection at Riverpark
The Collection at Riverpark hosts outdoor events throughout the year, just a short walk from the neighborhood. The Park View Court Concert Series is one of the more popular events, held on select weekends in April and May. While the tunes are rolling, folks can dance in the crowd, grab a bite at the Annex, or chill out by the fire pits and play cornhole.
Mediterranean townhomes and midcentury ranch-styles
This small neighborhood is made up of only a few blocks. Sidewalks throughout the neighborhood make any home walkable to the nearby shopping, parks and schools. The rows of Mediterranean-inspired townhomes in the middle of the neighborhood are the lowest-priced options and the newest, built in the early 2000s. This community of two-to-three-bedroom units ranges from $600,000 to $700,000. Residents enjoy tree-lined sidewalks and grassy courtyards between the rows. Midcentury ranch-style homes make up most of the neighborhood, offering a bit more living space. Three-bedrooms with small yards start at $600,000, and four-bedrooms with midsize lawns can reach around $800,000.

Play at Vineyard Park or head to the beach
Vineyards Park, on the neighborhood's west side, is where residents go if they don't feel like driving to the beach. The park has multiple basketball courts for pickup games and a playground for kids to climb. There's also lots of grassy space for picnicking. Oxnard Beach, 9 miles south, is where locals spend much of their free time. This popular beachfront has plenty of room for sunbathing on the sand or playing at oceanfront parks.

Walk to elementary and middle school
The neighborhood is a part of the Rio School District, which is graded a C overall by Niche. Rio Del Mar Elementary and Rio Vista Middle are both graded a C and sit on the north end within a short walk of most homes. The neighborhood is also a part of the Oxnard Union High School District, which is graded a B-plus overall. Students attend Rio Mesa High, graded a B-plus. Rio Mesa's International Baccalaureate program draws many students. The program involves advanced coursework in the sciences and humanities to equip students with the skills to succeed in higher education.

Commute on Route 101 or to Port Hueneme
Having Route 101 running along the neighborhood's west side makes long commutes a little bit easier. Santa Barbara is a 46-mile drive up the coast, and downtown Los Angeles is 60 miles south. The drive to LA typically takes about an hour and a half, but heavy traffic near the city can add a lot of time. The Oxnard Transit Center, 4 miles south, offers a two-hour train to LA for those looking to avoid the traffic. Port Hueneme, 8 miles south, is a prominent employer in Oxnard — home to a naval base and seaport. Point Mugu Naval Air Station is 9 miles down the coast.
