Folks have a convenient morning drive with Route 101 right next to the neighborhood, and they can do their daily shopping across the street at the area’s largest retail center – the Collection at Riverpark. “This is the spot people look when they want a bigger home with more yard space,” says Flores. This collection of communities has broad, winding streets, sidewalks and spacious backyards where residents can settle down and enjoy the Mediterranean climate. The neighborhood centers around Rio Del Norte Elementary and South Bank Park, so kids never have to leave the residential streets for school or outdoor fun.

Suburban streets with more space
The bulk of the neighborhood is made up of two subdivisions surrounding South Bank Park – The Vineyards and California Cove. Swaying palms and laurels decorate the manicured sidewalks and lawns, embracing Oxnard’s coastal energy. Mediterranean-inspired homes with tile roofs and stucco exteriors are consistent throughout the communities. Three-to-four-bedroom homes range from $800,000 to $1 million. Prices peak in St. Tropez, a suburb west of Le Village, where spacious four-to-five-bedroom Mediterranean Revivals can cost $900,000 to $1.1 million. Those looking for lower-priced options can still find a space in the west end of this desirable neighborhood. After shopping, locals can catch a flick at Cinemark Century movie theater or grab a bite at the Annex – the Collection’s large food hall. Play at South Bank Park
South Bank Park sits in the heart of the neighborhood, sharing a footprint with Rio Del Norte Elementary. Kids flock to the playground after school, and residents of all ages walk to the Park to play in the grassy fields or relax under a shady tree. Hikers can walk across Ventura Road to Casa De Maria Park, which has a few hiking trails along the Santa Clara River. Golfers can tee it up at River Ridge Golf Club, which has two 18-hole courses. Of course, most folks in Oxnard spend their free days at the beach. Oxnard Beach is less than 7 miles away, with plenty of beachfront for swimming in the Southern California surf.
