North River Ranch by Neal Land & Neighborhoods is a "fresh approach to hometown living."

North River Ranch is an amenities-filled, master-planned community in Parrish, Florida. It is the flagship development for locally owned Neal Land & Neighborhoods. Five builders are currently selling new single-family homes, villas and townhomes in the community, which is about one-third complete. “It’s a fresh approach to hometown living,” says John A. Neal, president of Neal Land & Neighborhoods. Resort-style pools, parks, abundant outdoor recreation, and shopping and dining are already available. HCA Healthcare North River Ranch Emergency is opening in the summer, and a new K-8 school will open for the 2025-26 school year. The health-oriented, mixed-use commercial Village Center will feature stores, restaurants, multi-family housing and eventually a 150-bed hospital. “North River Ranch is designed as a sustainable community with walkable access to schools, healthcare, shopping and first-class amenities, because, as master-planned community developers, we are focused on the long-term vision and benefits to our residents,” Neal says. The future looks bright for residents of North River Ranch, which, since 2022, has annually received a Bradenton’s Best Gold Award for Best Master Planned Community and New Home Community.

The community plans to have 4,300 residences upon completion

Neal says about 1,200 homes have been built so far, with a goal of 4,300 single-family homes, villas and townhomes. “Neal Land & Neighborhoods has had this property for some time, and we have carefully and thoughtfully planned practically every inch of it to deliver an exceptional homebuying and active living experience,” Neal says. Single-family homes in a variety of shapes, sizes and styles are spread across several neighborhoods. They range from two to five bedrooms and 1,400 to 3,000-plus square feet. Prices range from the mid-$300,000s to more than $1 million. Driveways and attached garages are standard. Some homes offer waterfront views. Townhomes and villas, which also feature driveways and attached garages, are currently for sale. They range in price from the mid- to high $300,000s. Coming in 2026 is Del Webb Explore North River Ranch, a new brand concept focused on the active 45-plus homebuyer. A stewardship district was created to oversee and maintain the community. Annual fees are based on the assessed value of a home. There is also a homeowners’ association, which is responsible for enforcement of deed restrictions and architectural guidelines. Fees are minimal.

Parks

The community has its own Lifestyle team with a dedicated Director of Fun, who oversees a busy calendar of activities and events. A typical month can include club meetings, music in the park, fitness classes, craft nights, food trucks, and larger community-wide events. The annual Touch-A-Truck is an interactive signature that brings together children and a fleet of large vehicles.

Three recreation centers are central to an active lifestyle

The community is known for its three recreation centers: Brightwood Pavilion, Riverfield Verandah and the newest addition, Camp Creek. Each offer an array of indoor and outdoor recreational amenities, fitness spaces and pools. Brightwood and Riverfield are designed in the traditional resort style, complete with pools and gathering spaces. Brightwood also features a playground. Camp Creek is a more contemporary design that combines resort-style amenities with athletic and social activities geared toward all ages. All residents have access to these amenities, as well as several parks spread throughout the community. Exercise stations known as FitPods and FitStations are available. A free bike share allows residents to travel freely between recreational destinations. Residents and amenities are connected by a paved greenway that winds its way through the neighborhoods and connects to the community’s trail system. Designated trailheads will offer access to trail loops that vary in size and surface. Anglers and boaters are only about 7 miles from the Manatee River, which offers plenty of outdoor activities as it flows through nearby Bradenton and eventually into the Gulf.

Commercial development will eventually include a community hospital

Market Walk, the community’s first commercial development, is anchored by a recently opened, 50,000-square-foot Publix. Other announced tenants include Foxtail Coffee Co., Papa John’s Pizza and Fifth/Third Bank. The commercial heart of the community will eventually be the North River Ranch Village Center. Plans call for a sprawling, multi-use complex that will include grocers, retail stores, restaurants and even a medical center. An emergency room with a planned opening of summer 2025 is the first phase of development for an HCA Florida Healthcare campus that will feature a 150-bed facility. Ellenton Premium Outlets is an outdoor mall less than 10 miles away. The popular shopping destination offers more than 100 stores.

Residents can walk and bike throughout the community

Getting in and out of the community requires a car, but everything in the community is within a walkable or bikeable distance. U.S. Highway 301 and Interstate 75 provide convenient transportation to nearby cities such as Bradenton and Sarasota. The international airport in Sarasota is about a 25-mile drive. I-75 also provides access to I-275, which connects to St. Pete and Tampa across the bay.

New schools are opening in the community

Top-rated schools include Barbara A. Harvey Elementary, rated B-plus by Niche. It will begin its conversion to a K-8 institution for the 2025-26 school year. Eventually, the newly dubbed Barbara A. Harvey K-8 will be split between two campuses. The current campus will be for students in pre-kindergarten through third grade. The new campus will eventually house fourth through eighth graders. Initial plans call for only the addition of sixth grade for 2025-26, with seventh and eighth grades added in successive years. North River Ranch Middle School and North River Charter Academy, a STEAM-focused school, are expected to open for the 2025-26 school year as well. Until the K-8 conversion is complete, students have the option of attending the Harvey sixth-grade class or attending nearby Buffalo Creek Middle School, which earns a B from Niche. Older students can attend Parrish High, a B-rated school.
