Golf, amenities, and single-family homes abundant at The Tradition
Golf and outdoor activities form the center of life in The Tradition community on Pawley’s Island. Homes in this single-family neighborhood make up the center of The Tradition Golf Club, with most properties backing onto the course’s playing areas. However, residents don’t need to be concerned with golf balls flying into their backyards, as trees form a natural barrier between the homes and the greens. Properties are close together but offer decently sized front and backyards, with palm trees, oak, and other greenery accenting lawns. Residents can also access The Tradition’s clubhouse and a local beach club. The neighborhood garners a CAP Index Crime Score of 2, lower than the national average of 4. “It’s a very sought-after community,” says Debbie Allen, a broker/Realtor with REA Wilder Realty.
Single-family homes in an HOA-controlled neighborhood
Homes range from $450,000 and $650,000, with the predominant style being new traditional. Properties also spend about 26 days on the market, lower than the national average of 47. Homeowners’ association fees can vary but reach above $200 a month. The fees cover maintenance and allow access to The Traditions’ clubhouse and a beach club in Litchfield-by-the-Sea. Allen says the community has typically attracted retirees, but more families have recently moved in.
Hurricanes can be a factor, as the community is less than 2 miles from the coast. However, according to local maps, the area has a minimal risk of flooding.
Golf clubs and nature parks
The Tradition’s clubhouse offers a pool and tennis courts. Events held at the clubhouse include card games and knitting classes. Residents can also enjoy the clubhouse at the Litchfield-by-the-Sea community, which offers beach access and a club room. The Tradition’s golf course opened in 1996 and has a 6,800-yard layout and a practice facility.
Multiple courses adorn Pawleys Island, including The Reserve Golf Course, a private club designed by Greg Norman. It features a 7,200-yard layout and is surrounded by protected wetlands. The public Litchfield Country Club has been in the area since 1966 and has a 6,700-yard course and event space.
Stables Park features several multipurpose fields and a disc golf course. Retreat Park has over 90 acres of space and features several baseball diamonds, a playground and protected wetlands. Myrtle Beach and its attractions are 20 miles north.
Local public schools
Students start at Waccamaw Elementary School, which has an A-minus on Niche. They then proceed to Waccamaw Intermediate School for 4th through 6th grade and Waccamaw Middle School for 7th through 8th, both of which receive B-pluses. Waccamaw High School has a B-plus grade and offers computer science and technology courses.
Shopping and dining on Willbrook Boulevard
The Tradition’s golf club maintains a small restaurant for lunch and breakfast. Dining locations outside the community are on Willbrook Boulevard and Ocean Highway. Quigley’s Pint and Plate has an English pub atmosphere and offers seafood, salads and sandwiches. Kudzu Bakery has a selection of bread, cakes and breakfast pastries. The Bagel Café serves breakfast and lunch items.
Food Lion is on the corner of Willbrook Boulevard and Ocean Highway. Other grocery stores, including The Fresh Market and Publix, are further south along Ocean Highway.
Big box stores, including Target and Walmart, are further north on Ocean Highway, closer to Myrtle Beach. The closest hospital is Tidelands Waccamaw Community Hospital.
U.S. 17 and Myrtle Beach International
The Ocean Highway, or U.S. 17, connects the area to Myrtle Beach, Wilmington, North Carolina and Charleston. The closest commercial airport is Myrtle Beach International.
