Home construction began around 1980, and while most homes predate 2000, townhouses have been built as recently as 2018, and new construction of custom homes continues to the north. Townhouses with modest square footage start at around $250,000, while larger more recently built units go for closer to $400,000. Single-story ranch-style and two-story builds with modest square footage start around $300,000, while those over 4,000 square feet and acre-sized lots near the mountains of the Sonoran Preserve can be $1.5 million. Generally, homes on the west side of the neighborhood are less expensive than similarly sized homes further east. “The farther east you go, prices are going to go up because you’re getting closer to Scottsdale,” Ramos says. Many homes have short, brick exterior walls around their backyards for additional privacy, and most have attached, front-facing garages. Streets are lined with narrow sidewalks, palm trees and cacti, and grassy lawns are rare, with most homeowners landscaping with gravel and other drought-tolerant plants.A local BMX course with a popular local park and hiking nearby
BMX riders of all ages can enjoy the course at Black Mountain BMX with daily instructional clinics and competitive Friday races. Just south of Loop 101, Deer Valley Park welcomes locals to cool off on hot days at the community swimming pool or work up a sweat on the lighted tennis and volleyball courts or softball fields even after the sun sets. The large, shaded playground is just as popular with kids as the dog park is with four-legged residents, and park-goers can shoot hoops inside the gymnasium at the community center. Less than 5 miles west of Interstate 17, Hurricane Harbor waterpark offers fun for kids and adults with its large water slides, wave pool and lazy river. The 10,000-acre Sonoran Preserve is just a few miles north, with over 36 miles of hiking, biking and equestrian trails through the mountainous Sonoran Desert terrain. The Desert Vista Trailhead provides connecting access to several popular trails including the nearly 4-mile Dixie Mountain Loop, from which hikers can access the Dixie Mountain Summit Trail for a strenuous trip to the Dixie Summit with an elevation change of nearly 700 feet.Career education for high schoolers at Barry Goldwater
Happy Valley is zoned for Deer Valler Unified School District, and students from prekindergarten through sixth grade can attend Esperanza Elementary, while seventh and eighth graders can attend Deer Valley Middle; both earn a B-plus rating from Niche. Residents can catch youth and adult performances at the Starlight Community Theatre just south of Happy Valley Road, or head 5 miles west of I-17 to stroll the Deer Valley Petroglyph Preserve’s quarter-mile trail lined with over 1,500 petroglyphs ranging from 200 to 6,000 years old. Inside the preserve’s museum, visitors can learn about the archaeological history of the area and the history of the people who carved the rock images through a variety of exhibits. North of the preserve, the 150-acre Adobe Mountain Desert Railroad Park features a train museum with a collection of historical railroad items and model trains, and also hosts special events throughout the year, including a Christmas train ride through the park’s light display.A quick commute to Downtown Phoenix with immediate freeway access
Immediate access to both Interstate 17 and Loop 101 makes for a convenient commute to downtown Phoenix and other destinations throughout the Valley. Stops for the Valley Metro bus can be found throughout the area, lining main routes like Deer Valley, Pinnacle Peak and Happy Valley Road and connecting riders to stops throughout the metro area. Residents can grocery shop at Walmart at the Happy Valley Towne Center just south of Happy Valley Road, which is also home to retailers like Ross Dress for Less, Barnes & Noble and a 2-in-1 TJ Maxx and HomeGoods. Restaurant chains like Olive Garden and Red Robin Gourmet Burgers and Brews can also be found here, as well as local spots like Carlos O’Brien’s Mexican Restaurant and Pub with south-of-the-border fare alongside American classics, and The Stillery with bar bites, mason jar cocktails and a weekend brunch menu. On the north side of Happy Valley Road, shoppers can find the Shops at Norterra with additional stores like Dick’s Sporting Goods, and Bath & Body Works, plus dining chains like P.F. Chang’s, Mellow Mushroom and Texas Roadhouse. Additional local eateries can be found to the south near the airport on Deer Valley Road, including Pork on a Fork BBQ, a casual counter-service joint serving wood-smoked meats house-made sauce and classic comfort sides, and Simple Machine Brewing Company, with nearly 20 beers on tap and regular live music and trivia nights.The world’s busiest general aviation airport
Hot air balloons aren’t the only thing residents will see in the sky, as the local Phoenix Deer Valley Airport is the busiest general aviation airport in the world. While commercial flights depart from Phoenix Sky Harbor International Airport roughly 25 miles south, the Phoenix Deer Valley Airport is used for smaller single and twin prop private planes and pilot training. “The last day of the Waste Management Open is always on the day of the Super Bowl, but every 7 or 8 years, we host both and that airport will literally be filled with private planes because the Scottsdale airport can only take so many,” Manahan says. “It’s a pretty quiet airport because the little Cessnas don’t make so much noise, but it’s a very busy airport because they’re always circling and landing and flying. But it’s not a big deal and it’s not a major noise issue.” Area resident Lisa Ramos, an associate broker with Russ Lyon Sotheby’s International Realty, adds that the airport is a big draw for industry and employment, which has led to the addition of several breweries and restaurants nearby. “It’s definitely more industrial, but they’re trying to kind of fill it in,” she says.
