A private, coastal community in the Rockaways
Flanked by pristine beaches and natural preserves, Breezy Point is a private, seaside community on the western side of Rockaway Peninsula.“It’s a very healthy, outdoorsy place to live. If someone is interested in Breezy Point, they’re likely interested in the beach life and air quality, which is some of the highest quality in New York City,” says Walter Rodríguez Meyer, principal urban designer at Local Office Landscape & Urban Design and Stanford University professor. “But it’s not for affordable homeownership,” he adds. Since the Breezy Point Cooperative manages the neighborhood, all buyers must put down 50 percent on any home sale, plus private security and community maintenance costs. But despite its scenery and self-sufficiency, this coastal community faces unique challenges. When the area was severely impacted by Hurricane Sandy and a massive, record-breaking fire that destroyed over 100 homes, the community had to enact new preventative plans. “The community self-funded a continuous dune system to reduce flood risk and protect the area from sea surges,” says Meyer, who has consulted on the design of the dune system. “They’re also using biosoil in the interior parts of the community for protection against rainwater and groundwater flooding,” he says.

NYC’s most scenic beaches and flourishing natural spaces
The Atlantic Ocean stretches across the neighborhood’s southern portion, with Jamaica Bay and the historical Breezy Point Lighthouse to the north. To the west, Breezy Point Tip is a serene beach with wispy sand dunes and a unique bird population. Nearby Fort Tilden is a popular, albeit tranquil, beach destination. This former military site also has hiking trails and abandoned ruins. Farther east along the peninsula, a trendy crowd visits the beach, Art Deco boathouse and playgrounds at Jacob Riis Park. The area is known for its epic swells, which attract skilled, international surfers.

Inventory is extremely limited and turnover is rare. “Most zones don’t have cars, so it’s very unique and safe for kids,” says Meyer. Only about one-third of its 4,000 residents remain year-round, and many homes are under multigenerational ownership. The average sale price is just under $1 million for a shingled bungalow, renovated Cape Cod-style beach house or townhome. “Most homes built after Sandy were elevated, so they’re above the floodplain. If there’s a future event, the streets might flood, but the houses are on stilts, similar to homes in the Florida Keys,” says Meyer. “But like a lot of communities, there is existential risk in the long-term. There’s sort of a limit to how long this beautiful place can exist.”

Annual Irish festival
Each June, Rockaway Beach/Breezy Point Irish Festival unites the community for a weekend of music, food, drinks and dancing. The festival is run by the Ancient Order of Hibernians, the oldest Irish Catholic Fraternal Organization in America.
Waterfront dining with live music
Rockaway Point Boulevard is the neighborhood’s only thoroughfare. There are two Deirdre Maeve's Supermarkets in the neighborhood. For bayfront dining, residents visit Kennedy's, a seafood-centric chophouse with live music, or The Bayhouse of Breezy Point for cocktails, American fare and Manhattan skyline views. Pizza on the Point is the go-to for locals, as is Blarney Castle, an Irish-style pub. Residents also enjoy the exclusivity of Breezy Point Surf Club, which serves casual fare in a laid-back setting.

A combined, B-plus-rated elementary and middle school
Breezy Point students may attend the B-plus-rated P.S./M.S. 114 The Belle Harbor School. Rockaway Collegiate High School earns a C-plus on Niche and has a student-teacher ratio of only nine to one. Parents may also enroll their kids at Scholars Academy, an A-rated school that serves sixth through twelfth grades and is rated one of the top 20 most diverse public middle schools in New York.

Limited public transit
With a 10-minute walk, residents can reach the Q35 bus stop at Beach 169 St/Rockaway Point Blvd. The closest subway station is Rockaway Park-Beach 116 St for the A and Shuttle trains. Rockaway Ferry transports residents to both Brooklyn and Manhattan, and can be accessed at 108th Street. Drivers can reach Brooklyn via the Gil Hodges Memorial Bridge, or Nassau County via the Rockaway Freeway.
MTA buses run in the Rockaways, close to Breezy Point.
The Rockaway ferry stop is a commute option for residents of Breezy Point.
