Walnut Wood has a mix of retail, transit and a variety of home types
Walnut Wood is a primarily suburban neighborhood in Rancho Cordova, bisected by a commercial corridor on Sunrise Boulevard. “It’s a very vibrant, growing community,” says Rene Morales, a local real estate agent with eXp Realty. “The city has been good about trying to expand and attract more businesses to areas like this.” Aside from local restaurants and bars, the neighborhood is also close to the Rancho Cordova Farmers’ Market, and several schools are within walking distance for local families. Proximity to the freeway and light rail attracts commuters, though road noise may affect home values in some areas.
Single-family homes on the west side, plus duplexes and mobile homes
Walnut Wood’s west side is populated with ranch-style homes from the 1960s and ‘70s, often featuring two-car garages and square front lawns dotted with pine trees. Single-story townhomes and duplexes are mixed towards the neighborhood’s center, along with apartment complexes. Floorplans across the board include three or four bedrooms, typically ranging from $300,000 to $700,000. On the neighborhood’s east side, Mobil Country Club, a gated senior living community, has manufactured homes for between $20,000 and $170,000.

Several schools within walking distance
Williamson Elementary earns a B-minus from Niche, and W.E. Mitchell Middle earns a B. Both schools are located at the neighborhood’s center, within walking distance for most local families. The B-rated Cordova High School has a video production pathway that teaches students how to use professional equipment and software while producing a biweekly school news broadcast. Walnut Wood is also home to the B-rated Walnutwood High, which offers online and traditional independent study programs for students in need of a more flexible schedule. Students meet with their instructor once a week, either online or in person, where they’ll receive a full week of work to complete before the next meeting.

Bordered by freeway, close to Sacramento public transit
The community is bordered by U.S. Route 50, which leads about 15 miles to downtown Sacramento. “The proximity to the freeway makes it popular for people who work in Sacramento or throughout the area,” Morales says. Road noise is prominent near the freeway and Sunrise Boulevard. The Gold Line light rail is another option for commuters, running alongside the freeway, and Sacramento Regional Transit bus routes connect Rancho Cordova to neighboring suburbs. Bike lanes line major roadways like Coloma Road. Mercy San Juan Medical Center is 6 miles away, while Sacramento International Airport is about 20 miles away.
Centrally located park space and nearby river access
Dave Roberts Community Park, located between W.E. Mitchell Middle and Williamson Elementary, has playgrounds and open fields shaded by a few mature oak trees. Baseball and soccer fields host casual pick-up games. Locals can access the banks of the American River at the nearby Sunrise Recreation Area, where kayaking and swimming are popular.

Grocery stores, restaurants and weekly farmers market on Sunrise Boulevard
Commercial space is concentrated at the corner of Sunrise Boulevard and Coloma Road. In addition to thrift stores and auto centers, there are grocery stores like Smart & Final Extra and Grocery Outlet, as well as fast-food chains like In-N-Out. Locally owned eateries include Jasper’s Giant Burgers, known for its large portions and milkshakes, and Thai Smile & Sushi, which offers a mix of East Asian cuisine. Root of Happiness Kava Bar is a unique addition to the local community serving kava, a beverage that originated in the Pacific Islands and is known to have a relaxing effect. Just south of the freeway, the Rancho Cordova Certified Farmers’ Market takes place outside the Sunrise Light Rail Station every Saturday.

Fourth of July celebration held at Hagan Community Park
Community events are held less than 4 miles away at Hagan Community Park. The annual Fourth of July All-American Celebration lasts two days, including two firework shows and a community parade down Coloma Road. The event, which celebrates its 40th anniversary in 2025, also features carnival rides and live music.
