Custom homes in a hot market
Because of Red Hill’s desirability among Rancho area residents, homes sell quickly. "It's the area that everyone wants to be in now," says area resident Gina Cerchio, a Realtor at First Team Real Estate High Desert. Many of Red Hill’s homes date as far back as the 1950s, though buyers can find newer builds constructed throughout the ‘90s. “Red Hill is not cookie cutter,” Rogers says. “A lot of other areas in Rancho have tract homes where they look and feel the same, but this area is totally different, and a lot of people have created custom Mediterranean-style or Spanish Revival homes.” According to Rogers, lots in Red Hill are typically larger than other areas of Rancho, with many homes sitting on over a quarter-acre. The average home value in Red Hill is about $835,000, higher than that of the Inland Empire Metro Area as a whole, which sits at about $650,000. Two-to-three-bedroom condominiums and townhouses range in price from around $600,000 to $700,000 depending on the floor plan and level of updating. Single-family homes with less than 2,000 square feet or in need of updating start at around $700,000, while well-updated homes with sprawling floor plans can be $1.5 million. “I’ve even seen homes there that have vineyards where they make their own wine,” Rogers says. Two country clubs and a namesake community park, plus access to an expansive multi-use trail
Red Hill is anchored by Red Hill Country Club, where members can tee off from 18 holes. The neighboring Upland Hills Country Club is open to the public, also with 18 holes. At nearly 45 acres, Red Hill Park is one of the largest and most popular parks in the area, attracting locals from well beyond the neighborhood. There are lighted fields for baseball, softball and soccer, along with some recently added pickleball courts. The park is also home to two play areas, as well as a half-acre pond where parkgoers can scout for turtles. The sheltered picnic areas regularly host family gatherings and birthday parties, and the park’s summer movie nights and concerts are an annual draw for Rancho residents of all ages. Pedestrians and bikers also have access to the 18-mile Pacific Electric Trail, which follows the original route of the old Pacific Electric Railway.Surrounded by dining, grocery and retail options
Walmart and Albertsons are the neighborhood stops for groceries, and plenty of additional options are within just a mile or two, including Vons, Sprouts Farmers Market and Stater Bros. Markets. Residents are also within a few miles of popular retailers, including Target, TJMaxx, and Nordstrom Rack, just to name a few. Red Hill is encircled by popular locally owned eateries. Red Hill Coffee Shop is a cozy stop for hearty, homestyle breakfasts, while Vince’s Spaghetti is a longstanding, family-owned staple for pasta with homemade sauce. Opened in 1848, The Sycamore Inn is an upscale steakhouse frequented for celebratory nights out and happy hour cocktails. “Their drinks are really good, Rogers says. “It’s a place where you want to go on date night and splurge just for the vibe.”Career and dual enrollment courses at Alta Loma High
Most students in Red Hill are served by Central School District and Chaffey Joint Union High School District. Valle Vista Elementary and Cucamonga Middle both earn B ratings from Niche, while Alta Loma High earns an A. High schoolers can enroll in a variety of career-focused courses in fields ranging from information technology to design, visual and media arts, and can also take dual enrollment classes to earn credit at Chaffey College.Access to public transportation with proximity to major transportation arteries
Omnitrans bus stops line Foothill Boulevard, which borders Red Hill to the south. This major transportation artery is also designated as Historic Route 66 since much of it traverses portions of the famous “Mother Road.” Red Hill is also just a few miles from both Foothill Freeway and Interstate 10, connecting drivers to nearby hubs, including San Bernadino 25 miles east and Los Angeles 40 miles west. Residents are just a mile from San Antonio Regional Hospital and roughly 6 miles from Ontario International Airport; San Bernadino International Airport is about 25 miles away.
