Five miles south of the James River is Brookhaven Farms, a suburb in North Chesterfield. “It’s the convenience to the city and the affordability that draws people to this area,” says Erin Melton, a realtor with EXP Realty. “You get a great neighborhood with great neighbors. Are the shops as high-end as the ones in the West End or Midlothian? No. But if you can live with that, you can get a great house with plenty of convenience.” When residents want to enjoy the art and culture of downtown Richmond, they merely must cross the historic Mayo Bridge, and they’ll be there in minutes.

Homes

Craftsman bungalows, midcentury modern homes and townhouses. Most homes were built in the late 1950s to mid-1960s, with a few new constructions scattered throughout. Home prices in the area range from $150,000 to $400,000.

Schools

Children in the neighborhood attend J.L. Francis Elementary School, which offers students a robust literary program that includes family nights where resources and books are provided to support continued learning at home. The school has an overall Niche grade of C-minus. Next, kids attend River City Middle School, which has a brand-new building completed in 2020 to replace the old Elkhardt Thompson Middle School. The school also has a C-minus overall Niche grade. Teenagers attend Huguenot High School, which has an overall Niche grade of C and an A in diversity due to the school’s expansive English as a Second Language program, one of the largest in the area. In 2014, Huguenot High replaced its former school building, which stood for nearly 50 years, with the state-of-the-art facilities it has today, which include a two-story media center, ceramics workshop and culinary arts space.

Parks

Locals can swing by the Broad Rock Branch of the Richmond Public Library to check out books or use the computers. Otherwise, residents can get fresh air and exercise at the sprawling 53-acre Broad Rock Sports Complex on Warwick Road. There’s plenty of space to run around and play games with baseball fields, tennis and basketball courts, and an open field. Kids can also enjoy several climbing structures and swing sets. Residents can use the space for a picnic or fire up one of the grills for an afternoon barbecue. Just a few miles north is the city’s famed James River, where locals can hike lush trails surrounded by local history or float down the river in an innertube. Many even opt to lay out on the large rocks by the water to soak up the sun, listen to music or read.

Shopping and Dining

“Local restaurants, cafes and shops cater to diverse tastes,” says Regenia Carter-Pride, the principal broker and owner at EXIT Realty Digital, referring to the vast selection of cuisines in the area. One such place is El Gallo Pinto Costa Rica, which sits within the neighborhood on Hull Street Road and offers authentic Central American fare. Locals love the restaurant’s namesake dish, Gallo Pinto, which is a mix of beans, rice, Lizano sauce and special seasonings and is often served for breakfast. Delicious tacos are available for dinner at Taqueria Omar. The tender al pastor tacos served in fresh, homemade tortillas and the sweet horchata are standout menu items. For a sweet treat, locals head to Panaderia El Globo, a Mexican bakery serving coffee, fresh-baked sweet bread and other pastries.

Residents can pick up quick items at the Family Dollar in the nearby Chippenham Mall Shopping Center. Groceries are found at Food Lion on Hull Street Road, and for specialty Latin groceries, there’s Mi Pais Mart, which offers a unique selection of meats like goat and oxtail, as well as fresh cheese and produce. For more shopping, locals can hop onto Chippenham Parkway for a quick drive to the bustling Chesterfield Towne Center, which features over 100 retailers and familiar box stores like Lowe’s, Barnes and Noble and Best Buy. You’re also a stone’s throw from Rosie’s Gaming Emporium to the north and 5 minutes from the award-winning Chippenham Hospital, adding to the convenience of living in Brookhaven Farms.
