Shockoe Valley’s location a big draw
At first glance, Shockoe Valley may look like a tangle of overpasses, lofts and industrial buildings sandwiched between Richmond’s downtown and its East End neighborhoods. While many of its residences are rented-out apartments, on the border of Union Hill is a pocket of colorful streets. The area is also deeply rooted in Richmond’s history and continues to embody the diversity the city is known for. “It really has the same draw as the Museum District, the Fan or any place in the greater Church Hill area," says Realtor Ernie Chamberlain. "It’s about the location."

“Part of the appeal is that these houses are older and unique looking, but inside have hard pine floors and remodeled kitchens,” Chamberlain says. Home prices range from $227,000 to $700,000 and up. Some rows of townhouses have tall windows and second-story balconies reminiscent of the Italianate style. Others are the pinnacle of Tudor Revival with their turrets, brickwork and asymmetrical design. Regardless, nearly every home includes a front porch, and there is ample on-street parking.

Shockoe Valley’s central location also provides easy access to all sorts of nightlife on and around Main Street. Honey Whyte's is a destination for a classic burger and a beer, while Grandstaff & Stein is a trendy speakeasy with craft cocktails and a front-door password that changes weekly. To the east in Church Hill, there are numerous local eateries, including Proper Pie, which has a rotating menu of sweet and savory pies baked fresh daily.

Nearby green spaces like Jefferson Park
Since most houses in this part of Richmond have minimal yards, public green spaces are important fixtures. Jefferson Park sits on a steep hill peppered with bright pink myrtle trees, and runners hit its trails, while families gather at the playground. About a mile east on Franklin Street is the expansive Libby Hill Park, where locals can walk their dogs or have a picnic, all with a view of the James River and the Richmond city skyline.

Richmond Public Schools serve Shockoe Valley. Children can attend Bellevue Elementary School, which earns a C-plus from Niche, followed by Martin Luther King Jr. Middle and Armstrong High, which get C-minuses. Rather than STEM (Science, Technology, Engineering and Math), the schools promote STEAM, where the A stands for the arts.

Shockoe Bottom and Union Hill are both a five- to 10-minute walk away. Commuters can quickly get onto Route 64 or Interstate 95, or they can hop on a train or bus at Main Street Station.
