Historic homes, great location and local shops
Known for its historic residential architecture, Southern Barton Heights is less than two miles from downtown Richmond and provides easy access to urban green spaces on Richmond’s north side. “It’s convenient to the city,” says Josh Simpson, associate broker at Simpson Realty Group with more than 15 years of experience in Richmond real estate. “It’s minutes from VCU and downtown, with easy access to interstates 95 and 64.” Neighborhood homes are steadily being renovated throughout the area and new construction is adding a little architectural flavor to the landscape, which is largely dominated by older two-story homes. Besides a healthy stock of historic homes, the neighborhood holds a handful of locally-owned shops and restaurants that add to the area’s charm.
Colonials to Queen Annes
“The homes are mostly older Foursquare, two-story style built around 1900-1920,” Simpson says. “But there is starting to be some more infill with new construction.” In addition to new construction, many of the community’s single-family homes have been renovated in recent years. The neighborhood’s large Queen Anne-style homes are characterized by asymmetrical facades and artfully shaped secondary roofs, while its two-and-a-half story American Foursquares feature porticoes, pediments and bungalow-style porches. Relatively recent new-home development includes a collection of two-story frame houses in a self-contained subdivision. Decorative porches and plenty of windows are among the prominent features of newer construction, while yards and private drives come with select homes. Prices can range from $185,000 for a four-bedroom Colonial to $525,000 for a four-bedroom Queen Anne. The median home price is $386,450, which is down 2% from the previous year.
Convenience at Northside Gourmet Market
On Dawn Street, The Lion’s Den is a cigar bar that offers a lounge-style atmosphere with a full-service menu and live music, and Tabol Brewing features the latest in craft beer and also provides space for private events. North Avenue is home to Northside Gourmet Market, which keeps local pantries stocked with wine, canned goods and other small grocery items. Six miles east, the White Oak Village shopping center gives residents a choice of national brands like Publix, Target and Lowe’s.
Events at the Greater Richmond Convention Center
With the Greater Richmond Convention Center less than two miles away, Southern Barton Heights residents have front-row seats to city events like the Virginia Auto Show and GalaxyCon. Just over two miles south of the neighborhood, Brown’s Island hosts some of Richmond’s most popular outdoor festivals like the Richmond Folk Festival and Dominion Riverrock.
Drone piloting at Henderson Middle
Students in Southern Barton Heights are a part of the Richmond Public School district and can start their educational journey at Overby-Sheppard Elementary School, which offers pre-kindergarten through 5th grade and earns a C-minus on Niche. For grades 6 through 8, C-minus graded Thomas H. Henderson Middle School offers students extracurricular programs that build skills like drone piloting, hair braiding, and horse medicine. Students can finish up their public education at John Marshall High School, which earns a C.
Historic Battery Park
Just north of the neighborhood is Battery Park, where a young Arthur Ashe played tennis. A colorful mural in memory of the iconic Richmonder was added in 2017. The recently remodeled park also includes two playgrounds, a pool, a community center and basketball courts graced by a soaring Michael Jordan mural.
Routes 2A, 2B and 2C
The Greater Richmond Transit Company operates bus stops along North Avenue with routes 2A, 2B and 2C. These routes can take riders as far as Stony Point Shopping Center on Stony Point Road, Centura College on Midlothian Turnpike or Hopkins Road and Belt Boulevard in the Southside. For interstate access, Chamberlayne Parkway runs along the neighborhood’s western edge and connects drivers to Interstates 64 and 95.
Some risks to consider
Some factors to consider regarding Southern Barton Heights are flooding and crime. Data from the website Risk Factor indicates the neighborhood has a major risk of flooding over the next 30 years, with streets west of North Avenue facing the highest risk. In addition to flood risks, the overall neighborhood crime score is 7/10, indicating a higher crime rate than other areas of the United States, which maintains an average crime score of 4. Rates of homicide and assault with weapons are significantly higher than the U.S. averages, with a homicide score reaching 10/10 in Southern Barton Heights and an assault with weapon score reaching 9/10.
