If you want to live in Richmond ’s South Side near restaurants and the James River Park System but you don't want to pay Westover Hills prices, check out Westover. This established midcentury neighborhood is a little farther from the action, giving it a secluded and peaceful feel, but you’re still close to everything you need. Forest Hill Avenue businesses are a short drive away, and you have easy access to Chippenham Parkway and Powhite Parkway.

“A big draw to Westover is its affordability while still being close to the city,” says Andrea Greenwood, a Realtor at River Fox Realty with more than 20 years of experience. The median home sale price in Westover is in the upper $200,000s, below Richmond’s overall median and that of the nearby neighborhoods of Cedarhurst, Jahnke and Forest Hill. Homes usually range from the upper $100,000s to the upper $400,000s, depending on size and condition.

A mix of midcentury homes with roomy yards and rental options

Most homes here are Cape Cod, ranch-style and split-level homes built from the 1940s through the ‘60s. On average, homes are around 1,300 square feet, and lot sizes are usually around a quarter of an acre, so there’s space for roomy yards and a driveway. Street parking is also available. Most homes are move-in ready, but you can still get a deal on a fixer-upper. There are also plenty of rental options, from single-family homes to units in apartment complexes.

Peaceful streets and lower costs appeal to many homebuyers

Though Westover is near major roads like Midlothian Turnpike, it’s set far enough away to be a quiet area that feels more like an established suburb than a city neighborhood. With narrow residential streets and few throughfares, the community sees little traffic, adding to its secluded feel. Comparatively lower prices attract first-time homebuyers, and the area is also home to long-term residents.

Commuter routes to downtown and VCU

Downtown Richmond is around 15 minutes away, and you have several options for getting there. “In that area, you don't have to get on the interstate to get into the city,” says Nat Cross, a Realtor with Realty Richmond who’s sold homes in the area for nine years. You can:

  • Take Forest Hill Avenue to the Powhite Parkway, which connects to the Downtown Expressway.
  • Take Forest Hill Avenue to Semmes Avenue and cross the river on the Manchester Bridge.
  • Take the Greater Richmond Transit Company’s 2B bus, which takes a little over 30 minutes.
Manchester and Virginia Commonwealth University’s Monroe Park campus in The Fan are both also a 15-minute drive away.

Which Richmond schools serve the neighborhood

Richmond Public Schools serves the area, and school selection is based on your address. Kids living west of German School Road can attend Miles J. Jones Elementary School, while those living to the east can go to Elizabeth D. Redd Elementary School. Both schools are in the neighborhood. Older kids can go to Lucille M. Brown Middle School in the nearby Jahnke neighborhood and Huguenot High School in Bon Air, or they can apply to specialty schools or regional governor’s schools.
