Sitting between the Wasatch and Oquirrh Mountains is Riverton, an active community on land previously occupied by horse pastures. Its suburban streets are lined with bike paths, and schools and parks are within walking distance of some homes. “The area used to be horse properties that people have turned into homes and shopping centers,” says Rodney Moser, Broker/Owner at NextHome Navigator, who has nearly three decades of experience. “It’s considered an affordable city that’s close to downtown Salt Lake.” The city was incorporated in 1948 and has been steadily growing ever since. High-density housing is concentrated on the west side of town, while the south side is more rural, with large properties trending higher in price than other parts of town. “Riverton has a touch of everything,” says Joshua Lee, director of communications and public affairs for the city. “Different types of homes, places to shop, and you still have that small town feel that we pride ourselves on.”
The city of 45,000 is growing, with newly constructed homes and new and upcoming employers. Moser says Mountain View Village is a new, 94-acre mixed-use development, and a new military center, the New U.S. Army Readiness Center, is being built nearby and plans to open in spring 2026. Salt Lake County’s major employers include Intermountain Healthcare, the University of Utah and the state government. According to the U.S. Census Bureau, Riverton’s median household income is $120,000.

West coast wildfires
Utah experiences wildfire season every year between July and October. This mostly happens because of the area’s dry, arid climate; people are required to get a burn permit to make campfires or host barbecues. Herriman’s topography can also cause air pollution, as it sits at a high elevation between mountain ranges.
