Carmel Mountain offers mostly two-story, stucco, Spanish-inspired homes. There are options in gated communities as well, complete with pools and clubhouses. “There’s a mix of older and newer homes. And I’d say with all the apartments and condos, it’s probably 50/50 with renters and buyers around here,” Duffy says. “I don’t think you can find anything in this neighborhood for under $700,000. Most homes are around a million. It’s pretty expensive because you’re paying for the location.” Homes can be anywhere from 1,000 to 3,300 square feet and rest on lots between 4,500 square feet and 5 acres. Along with a collection of smaller options like Sorbonne Pocket Park and Highland Ranch Park, Carmel Mountain is also home to the sprawling Carmel Mountain Ranch Open Space, which stretches for over 100 acres and includes everything from 8 acres of public parks to 5 miles of trails. “There are so many parks and trails and outdoor things around here, from hiking to fitness centers to pools. There’s gotta be a dozen parks within walking distance,” Duffy says. “It’s nice being so close to the beach too. You can get on the 56 and it’s a straight shot to the ocean, I’d say about 10 minutes away.”Kids walk to highly rated schools
The Poway Unified School District received an A-plus rating from Niche and local students often walk or ride their bikes to school. Shoal Creek Elementary School and Meadowbrook Middle both received an A rating from Niche. Rancho Bernardo High School received an A-plus rating from Niche and serves about 2,300 students with a student-teacher ratio of 26-to-1. The school offers everything from the AVID program to over 68 athletic teams and 100 clubs. Over 90% of Rancho Bernardo students enroll in college after graduation.Find local events at the library
The Carmel Mountain Ranch Branch Library hosts a variety of events throughout the year, like adult book clubs and Winter Holiday Storytime. The Angelika Film Center is a popular spot and state-of-the-art luxury cinema that shows a variety of old and new movies. The theater also hosts community events like Pajama Party Saturdays. Interstate 15 runs through the neighborhood, giving residents convenient access to San Diego, located just 30 minutes south. “A lot of people in Carmel Mountain commute to the city but there are also plenty who stick around here for work,” Duffy says. “There are a lot of high-tech jobs with Apple and Sony so close by.”Meatballs and Chicago-style hot dogs
Carmel Mountain Plaza sits at the neighborhood’s center and offers a variety of major retailers along with local shops and restaurants as well. Visitors can stop at stores like Banana Republic, Barnes and Noble or Marshalls, and then grab a bite from Panera, California Pizza Kitchen or The Baked Bear — a custom ice cream sandwich shop. “You’ve got pizza and Trader Joe’s and Costco, everything you can think of,” Duffy says. “You can stay in Carmel Mountain and don’t have to go far to get what you need.” Additional dining options include Duff’s Doggz, a local service window that brings a little bit of the Windy City to the area with Chicago-style hot dogs and Italian beef.
