A no-frills neighborhood
At the turn of the twentieth century, Outer Mission was a largely rural neighborhood that yielded crops like Swiss chard and potatoes. When the Great San Francisco Earthquake of 1906 significantly disturbed landscape, it recovered, began to urbanize and would eventually transform into the small, residential neighborhood it is today. “Outer Mission is a no-frills kind of neighborhood. It’s not trendy or hipster like other parts of San Francisco. It’s much more low-key,” says Corcoran Icon Properties Realtor Tim Gullicksen, who has sold homes all over the San Francisco area. From its many casual restaurants to its beautiful parks and highly rated schools, Outer Mission is modest and comfortable living.

Single-family homes and cul-de-sacs
The residential areas display many single-family row homes in compact successions along gently sloping streets. “The neighborhood was designed with a lot of cul-de-sacs to give quiet traffic-free areas,” Gullicksen says. Home prices typically range around $800,000 for a two-bedroom condo and up to $1.4 million for a two-story home that can accommodate more space. Homes here typically remain on the market for 21 days, which is nearly half the national average of 42 days.

Subways, buses and interstate travel
Whether it's within or beyond the neighborhood, drivers can use local road Alemany Boulevard and major highway Interstate-280 to get where they need to go. The Bay Area Rapid Transit (BART) stations at Balboa Park and Daly City serve the opposite ends of the neighborhood and many bus stops can be found along the streets as well. Daly City is less than three miles south of the neighborhood and downtown San Francisco is less than six miles south. Gullicksen says homebuyers should be mindful of how the neighborhood's location plays into daily life. “There’s a lot of the streets that are close to the freeway and BART that create a lot of traffic noise,” he says.
